Noctūrna is a custom-designed 2-story Penthouse with stunning views of the jungle & Tulum National Park. Take refuge in nature but walk downtown or bike to the beach in under 10mins. LOCATION
This is a uniquely secluded and magical place to stay in Tulum—close to nature and history, yet walking distance to downtown's restaurants and bars. Playa Paraiso and the Tulum ruins are less then 10 minutes away by bike. From the property, you're within a 10-min walk to downtown Tulum, including groceries, restaurants, bars, etc. The development is very safe, surrounded by an electric fence with gated entrance and a 24-hour security guard, so only registered guests and owners can enter. As soon as you exit the development, there is a police checkpoint on the main road. We highly recommend biking in Tulum, but there’s dedicated parking if you decide to rent a car. We can also provide a private driver or numbers for some local taxis, though you’ll usually get the best price hailing a taxi on the street.

Love the roof top!

Yes, this place is not as "new" anymore, as the pics suggest. But to me, the wear-and-tear on it are pretty typical for a coastal property (about 1 mile from coast). This place is as close to town as you can get but still feel like you are staying in the jungle. We rented bikes which made it a 5 minute ride to town. If walking, it'd be 15 minutes, but all is flat. Very close to Tulum ruins and Jaguar Park to access the beach without paying a high price to use a beach club. The top deck with shaded seating plus the dipping pool was our favorite place to hang out. And it offered a peek-a-boo view of ruins and ocean. Everything was clean and in working order. Easy check in. 24 hour security and always felt safe. We had no issues while here.

Phenomenal property, amazing views, great value

Nocturna at Mun Tulum was a fantastic property for our family. Where else can you find 3 bedrooms + 3 bathrooms and a private pool! The unit is gorgeous, spacious, and private. Definitely a great value. Property management is wonderful. Clem and Pauli can arrange for transportation to/from the airport and were very responsive to any needs. Nearby major grocery store is a 10-minute walk. However, getting closer to shops, beach clubs, and restaurants require a cab ride which are readily available but need to negotiate to avoid high fees. Definitely a 10/10!

Great house in a central location

Clem and Pascaline were amazing hosts and helped plan our trip - from excurisions, to restaurant recommendations to bike rentals, taxi services and more. Our family of 5 enjoyed the home and loved that we were in a "jungle/treehouse setting". The house is very quiet yet located 15 minutes via bike to the beach and a 10 minute walk to town. There is a great guide book in the home for restaurants and things to do which was extremely helpful. The home has everthing you need - cooking staples, coffee, laundry detergent, games, beach towels and more. The view from the rooftop pool is breathtakine for sunrise and sunset. We have already recommented this home to family and friends.

excellent choice for non-hotel strip

First, when you book, Clem sends you instant information. She booked our transfers from the airport in Cancun, roundtrip and met us at the condo. She took her time and showed us everything. The place is as described. the rooftop plunge pool and outdoor sitting area are worth renting. The unit is well equipped with modern touches. It is in smaller complex that has a guard stationed outside. Juan was very friendly and knew us instantly. If you have never been to Tulum, this condo is not on the strip of hotels at the beach. It is about 2-3 blocks walking from old down town. Riding bikes is the best way to get around. There were many restaurants in old town that you can walk to or in the am ride to get espresso drinks and pastries. There is a Starbucks within a short walk if you prefer. The ruins and beach can be walked to [about 1.5 miles or 35 min or biked to in about 10 minutes. You can also take a longer ride to a different beach. Either beach was fantastic, clean and no worries on safety. You can ride to a cenote in about 15 minutes. My only negative comment is that the bikes need to be updated but with that said Clem stepped up and brought rental bikes while they were fixing their bikes. Clem and the owner were very easy to get a hold of. She had recommendations for restaurants and even made reservations when we first arrived. If you go find Tulum pan for breakfast and don't miss the local taco truck at the corner with the grocery store as they serve the best chicken tacos in Tulum. Thanks for the enjoybale weekend

Great Place to enjoy Tulum

The apartment is lovely and well located to access beaches, commodities, Tulum downtown and ruins with bikes. The pool on the roof top is an amazing idea and the view on the jungle is stunning. Clemence who welcomed us and helped us was very friendly and gave us lots of good tips to enjoy the best restaurant or beaches. Thanks a lot!

We had an incredible stay at Nocturna Mun Tulum! The house was absolutely breathtaking & full of great accommodations for our stay. From the beautiful roof top pool, to the panorama views of the area, we were so impressed & blown-away. Clemence, our concierge, was incredibly kind & helpful, giving us many recommendations, advice and assistance throughout our stay. Both Ben & Clemence made us feel welcomed and were very helpful before & during our time there. The unit was set up for cooking, which we loved and easily accommodated our group of 7 comfortably. The unit was very clean, comfortable & had air conditioning. The staff at the gate & surrounding areas made us feel safe & looked after. I would highly recommend this property to anyone looking for a beautiful, clean, safe & friendly place in the Tulum area! We absolutely loved it!
