2 bedrooms 1 bath near Mary`s Lake with spectacular views all around! This very cozy duplex has everything to offer. The kitchen has plenty of dishes for you and your whole family! The kitchen also has updated appliances! During the summer months the patio would be the perfect place to hang out and have a cookout while being able to enjoy the summer breeze! There is also a stackable washer and dryer available for you to use during your visit. Both bedrooms have a comfortable queen size mattress. The location is by far too perfect! It is only a 5 minute drive to Downtown Estes Park but far enough to not encounter very much traffic! Mary`s Lake is up the road only 1 mile which could be a perfect place to have a relaxing picnic!

We Value our Guests Privacy but are Available if Needed.

The summer time in Estes Park is extremely busy; traffic congestion can make getting around challenging. The Town offers a free shuttle and there are shuttle stops all over town. You can use the free shuttle to get to town as well as Rocky Mountain National Park through the visitors center. In the Winter, the town is much slower and the shuttle does not run; a car would definitely help.

Once we receive your reservation we will send you a vacation rental lease agreement via email. Please return to confirm your reservation.
VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. By booking this property you automatically agree to the House Rules.

Cleaning Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $45 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a NON-SMOKING vacation rental.
14. Pets are NOT allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum stated occupancy.
16. Check-in is at 3:00 pm and check-out is 10:00 am. An early check-in or late checkout is subject to extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of the cancellation policy.
We reserve the right to refuse service to anyone. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove
snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
This agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.

Rocky Mountain stay

Adjoining house was empty as far as we could tell so everything was quiet. Very clean and beds are comfortable. There is all you need for dishes and cookware. Have coffee and tea but no creamer or sugar. No cooking ingredients. Could not get tv to work in evenings. Would turn on but no channels available. Could not get the heater to turn off so we just opened the windows. Pleasant stay. Very close to town and the Rocky Mountain entrance.

Two big windows provide a nice view as the sun comes up and lights up the mountains to the north of Estes. Watched deer bed down in the yard and a group of bobcats walk up the driveway while having coffee.

View and location beyond compare

Loved this rental and hated to leave. Besides the gorgeous views, the location outside the hustle and bustle of downtown was perfect for us and yet it's less than 1-2 miles into town for coffee, deli, groceries, restaurants and most importantly, RMNP. We had zero issues with traffic. The place itself was a great space to hang out in at the end of the day after exploring the park or town - clean, quiet, comfy beds, all the amenities we needed and more. Elk and deer passing by in the yard several times during our stay. Owners friendly and helpful. We loved waking up in the morning, opening those blinds and looking out on that view. Neighbors were friendly too when we walked our dog. We had a wonderful stay here and I wouldn't even look for another place to stay if we ever get to return. Thank you so much for sharing your home with us.

The apartment was wonderful. The view out the front windows is spectacular. The first morning we drove out (very early!) we encountered a family of elk at the bottom of the laneway. It was so nice and quiet, but not a far drive to Estes Park or Rocky Mtn National Park.

My family of 5 was perfectly comfortable here. It was very clean and close to everything you will want to do in Estes Park. The pictures of the property are accurate. However, the property appeared to be a stand alone cabin. It is actually an apartment above a garage of a larger home. I would stay here again.

We enjoyed the location, convenience of the kitchen and layout of the property. However, the sink was clogged with hair from previous guests, the outdoor stairs were not shoveled, and the inside baseboards had not been cleaned in a while. My husband did a great job shoveling with a 2x6 board he found on the property and he unplugged the sink as well. The beds were comfortable and we loved the fabulous view. It was also great to be able to have our Bassett Hound with us!

Top Notch Views and Hospitality

Jill was quick to to respond to any question. Upon arrival, the view was breath-taking and the check-in process was easy. I was thoroughly impressed with the amenities that included snacks, laundry facilities and necessities, bathroom necessities, towels, linens, and fully stocked kitchen. The beds are all extremely comfortable, including the pull-out mattress with a memory foam mattress. The location was perfect for getting around Estes.
