Probably because of the misleading title on VRBO, I expected to see a touch of Gaines' magic. Sorry, only the big house was redone years ago. It is now, from the outside, in need of painting and maintenance. But back to the garage apt. Our welcome was tempered by the difficulty of squeezing past parked cars on the gravel driveway in order to reach our entrance door. The driveway has such an angled access from 20th St. we were afraid of scraping the underside of our car. We ended up parking in front of a neighbor's house. The garage apt. is very small. A downstairs kitchen is fully equipped but narrow, with stool seating for 3 at a hightop. A steep stairway has a handrail on the lower section and a wobbly railing above, leading up to a common area (w/the unit's only tv), a bathroom, and two bedrooms. The beds are comfortable but very tall, and the smaller bedroom has scarcely enough room to maneuver between the bed and the wall. The location, not too far from downtown, is fine. The street is a little sketchy in parts, but the block we were in felt safe and quiet. Upon leaving, be aware that you are expected to: 1) carry all trash outside, separating recyclables; 2) strip the linens off the beds; 3) begin laundry of towels in an unlit garage annex where detergent is not readily apparent; 4) tidy the kitchen/bathroom/closets so you are not charged an additional fee for owner-determined incidentals like stolen hangers. Next time? A hotel.

If you had opened the door to the garage, the only possible place, the washers and dryers were there. If you had any questions and really wanted to follow the check out instructions you could have messaged me like I had mentioned in the instructions.

Friend’s 40th bday
We had a small 40th celebration for a friend and went to a concert at The Backyard. Location of property was awesome, close to downtown. Charmaine was an awesome host, great communication & allowed early check in to decorate for birthday. She had the house stocked with little snacks, coffee and water. Guest house was cute, comfy and clean. Will definitely recommend to others.

A QCC Guest House (Quaint, Cozy & Comfortable)
Baylor graduation weekend sent us scurrying for alternate accommodations as hotel rooms became scarce. And--unbeknownst to our graduating daughter--she was also going to receive a marriage proposal and we needed a place to prepare food for a surprise engagement party. The guest house checked all of our boxes. The neighborhood was quiet and friendly. The upstairs bedrooms and living space were very comfortable. We put the galley kitchen to good use preparing hors d'oeuvres for the off-site party. The owner of the property offered us the option to purchase fresh commodities from the local farmers market and worked with us on our late departure when our plans changed suddenly. All in all, it was a very memorable weekend!

Cool, quaint place to stay on the property of a Fixer Upper house
Charmaine and her husband were very kind, the check in process was easy and communication was clear. They even left snacks and some drinks in the kitchen for us! It was such a cute little cottage, above a garage. The beds were very comfortable! It was cool to stay in a guest house of a property that was renovated by the Gaines. I was unsettled when we tried to take an evening stroll on our first night and we were greeted by multiple dogs approaching us with vicious barks and growls from behind their owner’s chain linked fences at multiple neighbors. Some of the fences looked pretty low, like the dogs could jump them, so we turned back home. That made me concerned about the safety of the neighborhood. Nothing else happened, however. The next morning, I was awoken by a neighbor’s dog barking across the street but the second morning their was no dog barking. Once I felt safe enough, I thought “I could live in this cottage!” It truly was a cute, quaint, country place that was a well-appointed. It is rustic. The door to the backyard seems a little unsecured (although we could lock it.) It looked like we could sit in the backyard if we wanted to. I was surprised and concerned on our last morning to hear the garage open. It turned out to be the owners. Although, I would have appreciated a heads up, it was wonderful meeting them and talking with them!

Our stay was great! A few friends and I had an alumni event for our fraternity at Baylor and needed a place to stay the night. It was the perfect space for 4 people - super spacious, really cute, and very clean. The location wasn't too far off from campus and downtown Waco. The host was really nice and welcoming and answered any questions we had in a speedy response. Will definitely consider booking again for future Waco visits!

Great Waco getaway spot!
This was a charming garage apartment that lived up to the description to a tee! It was very close to downtown and shopping and was easy to navigate from. Charmanie was very prompt and thorough in her responses and communication and this apartment had everything we needed! Plenty of towels and linens, comfy beds/pillows and even coffee and creamers! I would definitely come back for a stay here.

Cute guest house!
The little guest house is super cute and was super clean! The beds were cozy and the owner supplied everything you could need! At fist the neighborhood seemed a little questionable but it wasn’t loud at night and I never felt unsafe. Overall I would definitely return!

Comfortable and clean
Wonderful host goes the extra mile with nice welcoming touches. Also very responsive with communication. Place is charming and is a cool renovation of the 1920's property. It's 2 miles from Magnolia Silos and the neighborhood is "ok". It was very clean and had everything we needed even bathroom amenities. Just a few notes for families with small children. The backyard needs some TLC and doesn't look like its picture - muddy, no play structure or slide, car doesn't work. The kitchen table doesn't fit more than 3 ppl unless it's pulled out into the middle of the kitchen which blocks any passage. There are active rat traps out in the open in the garage where the washer and dryer are and could easily be tripped by little hands. In the 2nd bedroom (where the children slept) we had to move the lightweight floor mirror into the closet so it wouldn't be pulled over. And the flimsy chest was unsteady, on uneven flooring, and had an art piece perched on top that fell over whenever the door was opened or closed so we didn't use it. Overall, this was a comfortable, clean place that had most everything we needed with just a few things needing attention.

Not what was expected
First things first, the owner was great! Clear communication as far as check in and instructions. She even left a card and a bag of chocolates! But I guess from all the reviews praising the cleanliness my bar had been set a whole lot higher. There were cobwebs on the stairs with dead bugs and lint stuck in them. Granted the stairs were dark making the webs harder to see but still gross. The back door needs to be fixed, there is about 1/4" of daylight visible even when the door is latched and locked. Probably where the spiders are coming in from because there were spiders in the upstairs bathtub when we tried to get the bath ready. The advertised washer and dryer are in the garage that is not sealed to the elements with a massive cardboard box in front and brooms leaned on the other side making them completely inaccessible without first moving what felt like the owner's private property around. When we tried to sweep the kitchen there were dregs of hair that stuck to the broom but were also stuck under the dishwasher. The cabinet doors were stained with sticky tomato paste. The downstairs ceiling lights were full of bugs, some dead and some alive enough to keep us up at night with their relentless buzzing. I went and watched a summary of HGTV Fixer Upper Season 01 Episode 02 which is supposed to contain this house but all I could see was the main house. This listing is only for the tiny guest house hidden way in the back. If this house itself was touched by the Gaines' then I am very unimpressed with them. There is an old gas line in the middle of the stairwell that has been sawed off flush with the floor and the flooring done around it. The pipe was wide open and probably another entrance for bugs and spiders. Lastly, the stench in the downstairs was horrid. It smelled like the cold storage room in a slaughter house. We made breakfast one morning but everything tasted like the room smelled and we made sure to buy our food for the rest of our stay. My wife constantly had to gag anytime she was downstairs so we made sure to try to find lots of things to do away from the house. I feel bad leaving such a review because the owner really is great but I would hate for anyone else to have the same experience.

Hi Peter It’s very obvious that you have gone out of your way in attempt to scar the image of my property for whatever reason. All I can really say is I’m sorry that you did not get to book the main house. It seems as if this is what triggered your dissatisfaction.

Perfect!
This was a perfect property for our stay in Waco. It was central to the things we wanted to do, and the facility was very clean. I can’t say enough about how kind and welcoming Charmaine was for our stay. She answered our questions promptly and even offered food suggestions for us. The beds were comfortable, and the AC adjusted to what we preferred. It was a very pleasant experience! I’d recommend this facility to anyone and would stay again in a heart beat!

Thanksgiving in Waco
Wonderful first visit to Waco. The Silos and ALL things Gaines did not disappoint. The guest house was a great fit for our family of three. Stylish, clean and well equipped will all the essentials in the kitchen and throughout. Since there was a full kitchen, we were able to enjoy a traditional Thanksgiving meal with all the trimmings. Charmaine was easy to work with and always available for any issues that might pop up. Short drive to all that Waco has to offer. Hope to stay again on our next trip.
