Truth be told, we really wanted to name this home the âsquishy sofa houseâ because the entire place is all about comfort and ease. Itâs just lovely, and feels like a big housey hug, with sleep inducing beds, well organized rooms, a fabulous kitchen, and a feeling of well-being and generously thought-out design. Itâs a Nancy Meyers house if she lived in Stone Ridge and didnât do stripes. It just feels really good.
The main level is open, bright and easy flowing. A huge chimney centers the gathering spots and offers an open fireplace to the kitchen/ dining end and a wood-stove to the living room. The kitchen area has french doors to the deck, brining a fourth entertaining space into the fold. The living room and kitchen are very well outfitted and will provide endless opportunities for conversation, games, and togetherness.
Also on the main level is the principal bedroom suite. Spacious, and beautifully furnished with its own sitting area and bathroom, this is the ultimate cocoon within a cocoon.
The house offers two further large bedrooms on the upper level. All bedrooms have beautiful linens and soft lighting, while the bathroom is well-stocked with toiletries, towels and a hairdryer. Downstairs, the main level is served with its own powder room.
For lunch or dinner, the 10 minutes to INNESS, or 15 minutes to Kingston will get you into the areas best restaurants or just a little further north, 20 minutes to Woodstock. Or take advantage of the homesâ well stocked kitchen, where the professional grade appliances, wine fridge, pantry, and island seating will no doubt contribute to the makings of many great meals.
Add to that great outdoor amenities - a fire-pit, outdoor dining table and sofas, and a propane BBQ, with A/C (and a generator in case of pesky storms) and everything is in place for a great stay.
Like all Upstate Place properties, this home has a pack nâ play, highchair, baby bath etc. available to make even the smallest guestâs stay welcoming and easy.
Blueberry Woods would ideally suit couples, a family / multi generational family or groups of friends vacationing together.

Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.
Utility Outages: As Upstate New York can see itsâ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3â of accumulation.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although itâs wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go above and beyond. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.
Rental Agreement: Please know that we require all guests to sign a rental lease agreement.
This house has two levels and may not be suitable for guests who donât wish to use stairs.
