Welcome to this charming retreat in the hills near downtown Vista, CA. This inviting 4-bedroom, 2.5-bathroom home features two levels, a fully-stocked kitchen, and ample lounging spaces indoors and out. Enjoy the saltwater pool, hot tub, and game room (which also serves as the fourth bedroom), which includes a TV, sofa bed, power recliner sofa, pool table, and PacMan and Fast & Furious arcade video games. Relax by the fire pit or on the patios for a perfect blend of fun and relaxation!

This home does NOT allow children between the ages of 0-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.

- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS PET FRIENDLY: There is a $40 fee per night, per pet. Up to 2 pet(s) allowed. We only accept dogs, no cats due to the homeowners allergies. Please inquire about other pets allowed with our Reservations Department. Please note that on Airbnb these fees are collected after the booking has been paid and someone from our team will reach out to you to collect the pet fee.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. The cameras are located at the front door and on the side of the house.
- Pool: There is no lifeguard on duty. Only the patio area away from the pool is fenced.
- Pool: The solar heating system operates best during sunny hours and when outdoor temperatures are above 65 degrees. The pool is generally warmest from April to October, while the water tends to be cooler in other months. We cannot guarantee the exact pool temperature. There are no pool lights.
- The area beyond the grass turf is somewhat uneven and unstable. Please ensure that children do not venture into this area without supervision.
- Inside the home, there are stairs leading from the main floor to the bottom floor. A child safety gate can be installed, but please remain cautious.
- The property has fencing, but please be aware that some areas of the fencing are not be fully secured.
- The fourth bedroom is the entire downstairs level with the sofa bed, games, and TV.
- Please note: You may be asked to assist with taking out the trash during your stay. If this is not completed when requested, a fee of up to $180 will be applied to cover removal.


CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
- If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
