Welcome to this recently remodeled home just one house from famous Newport Beach - a coveted location in a stellar beach community. Here you will easily be able to have an indoor/outdoor seaside interlude, Southern California style.

There is a nice back patio with a dining table and a barbecue, so meal-making is easy. Comfortable seating ensures you can rest and enjoy the beach vibe, a peek of an ocean view, and the ocean breezes after your daily adventures.

Enter this home and find yourself in a nicely appointed great room with slider access to the back patio. The great room has a large TV and comfortable seating from which to enjoy all the delights of the ocean.

An inside dining area is accompanied by a modernized kitchen with everything you need to create meals and snacks for all. A kitchen bar is a great perch for supervising or help out the cook(s). Just add the food and camaraderie and have fun. There are several restaurants and cafes nearby in the event you do not feel like cooking at all!

Additional amenities include complimentary WiFi and cable.

Things to Know

There will be construction nearby until mid-June 2024. Usual hours of intermittent construction are Monday through Friday from 7:00 a.m. until 4:00 p.m. with occasional weekday work until 6:30 p.m. Construction will not occur on weekends. Rates have been discounted by 10 percent for all booking stays between now and mid-June 2024 to compensate for any inconvenience.

Parking will not be available for this property between August 1 and September 10, 2024.

This home does not have air conditioning.

This home is in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy, and/or parties. Amazing Newport Home!
I stayed here with me and seven of my friends to celebrate the Fourth of July and it was absolutely perfect! Many reviews worried me about the cleanliness, comfortability of the beds, and the heat but I can guarantee we weren’t bothered by a single one. The home was as clean and neat as you can expect a beach house to be, the beds were SO comfortable, and the house got a little warm during the day but opening the windows at night really helped. They provided beach towels and chairs. We had a view of the beach from our amazing balcony that we spent most of our time on. The property was located street side and alley side which made it very convenient to access local restaurants, shops, and was less than a five minute walk to the pier. The hosts were very understanding and provided us with a warning when the volume got too loud. Parking was a bit of a struggle but nothing different than the rest of the homes in Newport. Overall, it was an amazing stay and I would highly recommend staying here!

Perfect location
The location of this property is perfect. We loved the short walk to the beach and it was close to a playground as well. The place was clean and comfortable. The owner checked in a few times via text and we were able to ask questions as needed with prompt responses. The only complaints we had were that the master shower didn’t drain well, the main toilet seat was broken, and the AC didn’t work. We left the windows open and there were fans provided so we were comfortable anyway. Hopefully they’ll fix the shower and toilet soon. I would definitely book here again!

Wasn't right for us
I recently stayed here with my family of 5 (three kids under 7), and 2 grandparents. I have to say, if we had to redo it we would have found a different place to stay. The number of rooms and location were what drew us to this listing, but I wish I would have known other details before I booked. Here are the pros and cons... Pro: -Location - very close to the beach, pretty much the biggest positive -Open front room with large couch and decent dining table (but beware, the table is tall and has tall seating so if you have little kids be careful) -Back patio has nice seating and a small sliver of an ocean view Cons: -The beds - our master bed was broken so badly that it was like sleeping in a bowl - our backs were killing us and we barely slept the first night and after about 7-8 calls they finally sent someone to fix/replace it. Very frustrating since there were multiple reviews mentioning this prior to us staying there and the management team always responded so I figured it was already fixed. -Our fridge was leaking the entire time and did not want to stay cold - we called on this too and someone came to look at it and never came back. We finally just put a cup inside the fridge to catch the leaking so it would stop ruining everything. -NO AIR CONDITIONER!!! Depends on the time of year you go, but if there is any change that the temp will be over 75 degrees then this might get uncomfortable. We went over the summer and were MISERABLY HOT! They have a few fans you can turn on but it was not helpful until it cooled down outside enough to cool the house. That being said, if you go during a cooler time of year I'm sure this won't matter much. -Super small garage - pretty average in that area though, but if you have anything bigger than a small size SUV you are going to be struggling to park. -Not super clean - again, pretty average for a rental, so I won't be too harsh on the cleanliness. -Very noisy in the front of the house - the location is great but because it is sitting right on the main street it can be very loud. It was summer and we had the windows open trying to cool down since it was about 100 degrees inside (No AC!) so we heard lots of traffic. Night time it wasn't bad and the rooms are far enough away that its ok for sleeping. All around I would just say know what you are getting into with this rental. If its a cooler part of the year and you are young and just care about distance to the beach it's probably just fine. Not for us.

Not a luxury rental, watch out for scam, dirty, broken toilet
We arrived and were immediately disappointed, the rental was advertised as a luxury rental and it fell so short. The patio furniture was falling apart and there was only 1 out of 6 patio chairs so we couldn’t eat outside. We found an acrylic finger nail in the bed and pizza crust on the floor. Everything else was pretty grimey; and many drawers were broken, several stains on the rugs. It felt like it wasn’t properly cleaned. Super annoying detail was that they don’t use fitted sheets on any of the beds, so every morning we woke up on the gross, stained, mattress pad. The master bed mattress also caved into the center which was a bit irritating especially with no fitted sheets. They are extremely stingy with suppplies, we were there for 15 days and they left one trash bag, 5 dishwasher pods, and 4 rolls of toilet paper (this rental sleeps 8). We spent about $30 buying supplies to get us through the vacation. The toilet broke twice while we were there which was super irritating for a “luxury” rental. Also, wanted to make you aware of the scam they are running. They kindly offer to mail back anything you forgot for the price of shipping and $25 regardless if they locate your items. I accidentally left my sons baby bottles and cooler bag in refrigerator and notified them an hour after leaving. They took my money immediately and said they didn’t recover anything. That’s total BS, I’m sure they didn’t even look, they just took my money. Extremely disappointed and feel this company is very dishonest and I warn all future renters from giving them business.

The best part was the location
This was our first time in Newport and I will honestly say the location of this house was amazing for us. We were so close to the bay, a playground for our kids, the beach, food, shopping…it was the perfect location for a family to stay! We were able to check in early and the house was very clean when we got there. With that being said this house was not exactly something we would book again in the future. Not having AC didn’t seem like it would matter too much but it did! It was so hot/muggy inside we had to leave all the windows open to cool it down and keep all the fans running (they did provide some really good standing fans). But with all the windows open it was really noisy since this place is right on Balboa Blvd. The living space was a good size to hang out. The couch could use a good cleaning though. It just looks dirty. The kitchen was small and was missing some essential cooking items. They only had one pan, one HUGE pot and one small sauce pan. Having the grill was nice though. I haven’t rented a place before that didn’t provide a box of trash bags under the sink. We were left with only 2 for a whole week. We also only got 4 rolls of TP for 8 people for a week. The master bed is broken, like the slats of wood underneath are broke and the middle part of the frame is bent so you’re essentially sleeping in a bowl. That needs to be fixed. Also the pictures are old and the patio furniture is falling apart. There were no chairs to the outdoor table that you could sit in because they had holes in the seats. The property management said they had been trying to get the owners to replace the patio furniture for a month. To end on a good note, we did love this area and having the garage was so nice because trying to find parking is crazy. We had the best trip and loved the location.
