This 775-square-foot upper unit blends cozy charm with modern comfort. With 2 bedrooms and 2 bathrooms, Edgewater D is perfect for a relaxed coastal stay. The spacious primary bedroom features a queen bed and ensuite ¾ bath, while the guest room includes a daybed that converts into a king—ideal for flexible sleeping arrangements. Step out onto the shared balcony from either room and unwind in the ocean breeze. Thoughtful extras like high-speed WiFi, all linens, and beach towels make it easy to settle in and start living the beach life. Guests will also enjoy access to a dock with an outdoor table and chairs, shared between all five units in the building. Please note that no boat slips are available.

Home Truths:
- Guests may walk up to the picnic table on the dock, but do not have access to the boat dock.
- Stays over 30 nights require mid-cleanings.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Please note that this is a five-unit building, and this unit is located upstairs facing the street, with no water views.
- A coin-operated washer and dryer are available and shared between all five units.
- Please note that there is no A/C; however, large fans are provided. For better airflow, we recommend placing the fans near the windows to help circulate cool air indoors.
- The fireplace is nonfunctional.
- Please note that cell reception may be limited in this area. To stay connected, join the WiFi network provided and enable WiFi calling on your phone.

Parking Details:
- No designated parking.
- There is plenty of free street parking around, but please watch and adhere to street cleaning restrictions, which prohibit parking in some areas on Monday mornings and others on Wednesday mornings from 8:30 AM to 12:30 PM. Parking can be very difficult to find during the weekends and holidays.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

Wir hatten eine fantastische Zeit hier. Die Wohnung liegt perfekt, man hat es bis zum Strand 5 Min. und der Binnensee liegt direkt vor der Tür. Perfekt. Die Wohnung bietet alles was man braucht, es fehlte an nichts. Wir würden diese Unterkunft immer wieder wählen.

Great spot for a beach weekend

This charming apartment was the ideal size for a trip with my two kids, teen and preteen. The location is really ideal for a casual weekend on the beach. A car is not really needed (or recommended.) The beach, pier, and Balboa village are all within walking distance of the apartment. The village has a few food options and is a 5 minute walk along the harbor. Being located right in between the harbor and the beach gave the location it a special appeal. The apartment was very clean, charming, and casual. The beds were comfy, and we appreciated the provided toiletries and coffee. We also appreciated the thoughtful and welcoming touches from the host. Sitting on the couch, there was a glimpse of the harbor as it is just on the other side of the building. Something to keep in mind, there are cons to being so ideally located. As with most of the touristy beach areas, expect crowds and the drawbacks that come with being in a crowded tourist area. Parking overall in the area is challenging. Parking is not available at most lodging establishments (even hotels charge for parking.) Though someone in a previous review appears to have had onsite parking at this location, note that parking is not provided. We happened to go on a very busy Labor Day weekend, and there was NO parking available anywhere. I had to park several blocks away, which made it really hard to go anywhere and to take things to and from the car. Something to consider if you are planning using your car to go here and there and/or have mobility issues. Also note that there is no AC. As a 2nd story unit with windows on all four sides, it got pretty hot in there. Thankfully there were several fans provided. Shades in the kitchen/living room would have been appreciated to keep some of the heat out and provide some privacy. Overall, I definitely recommend this vrbo. I just think that it might not be the ideal place to stay for every type of traveler. Going in with the right expectations for your trip can help you to plan accordingly. I also really appreciated the host who was very responsive and helpful.

Great accommodations!

This condo worked out perfectly for a mother-son get away to see the ocean. I was so happy our Ford Explorer barely fit in the garage too. It was neat to have both the bay and the ocean So close. We would stay here again.

Fun Spring Break

We had an amazing time! This condo is in the perfect location. Close to the bay, the beach (3 small blocks away), Fun Zone, ferry and restaurants. The condo is adorable - nicely decorated, comfortable and clean. The kitchen was fully equipped and beach towels, chairs and toys were provided. Kathy was so easy to work with and available to answer any question. She is the perfect host. I would definitely stay here again!

A very nice place

This apartment is an excellent place to stay in Balboa. The representative was excellent and responsive to any issues we had. The home was well stocked with the esscetials. The only problem was parking. With street cleaning on Monday and Tuesday it became difficult to find a parking spot. Overall an excellent place.

Prime location, Great Space, Good Value

This was our first visit to Newport Beach so we weren't sure where we should stay. We wanted to be close to the water but not have to pay the high rates that come with a view. This unit was a great compromise! The building is on the harbor and includes a nice pier with a table and chairs you can enjoy. The unit is upstairs in the rear. The place is comfortable, updated and well appointed. The location is terrific. We enjoyed walking to the Fun Zone area, around the peninsula (past great homes) and to nearby restaurants. Parking can be tricky and remember there is no A/C (but lots of fans which do the trick). There were only three of us (two parents and one child) so there was more than enough room.

Perfect condo in Newport Beach.

My family of 4 stayed at Kathy’s condo after visiting San Diego and Los Angeles. It was the perfect way to end our vacation. The condo was relaxing and inviting. We loved that you could walk to the beach (3 blocks) and also to the restaurants and to the Balboa Island Ferry. The proximity to the boat slips also provided a nice view if you sat next to the window in the living room. The condo was very clean and had everything we needed. Kathy was a great host and was prompt to communicate all necessary information regarding our stay. The garage parking space was a bonus on the peninsula! We would highly recommend this condo and would certainly stay here again if we find ourselves in Newport Beach! Thanks again Kathy!!

Absolutely wonderful location and stunning apartment

We had such a wonderful experience staying here. The building is very well kept and the unit is absolutely adorable. Beautifully decorated a clean—not only is the inside of the place amazing, but the location right on the water is breathtaking. Kathy was wonderful and so accommodating she really makes her guests feel at home. She is organized, friendly, and very responsive making our experience perfect. I highly recommend staying here and we will definitely stay here again in the future.

Loved this place!

This property was ideal for my family. The condo is perfectly located within walking distance to the beach and the Balboa Fun Zone. The house included everything we needed to be comfortable. Kathy included a personalized note, a bottle of wine, and truffles. She also was extremely helpful and was able to rent us a studio in addition to our 2 bedroom. Both places were comfortable and clean. We will be back! Highly recommended.
