Set just one house back from the beach, this charming Mediterranean-style 2BR/1BA bungalow offers a relaxed Newport Beach escape with plenty of coastal character. Enjoy partial ocean views from the front patio and primary bedroom, thoughtful amenities throughout, and an inviting setting ideal for guests who appreciate beachside charm and close proximity to the sand.

OUTDOOR SPACES:
The front patio features generous built-in seating and a fire pit, creating an inviting place to relax in the ocean breeze while enjoying partial ocean views. The side walkway includes several shared amenities, including an outdoor dining table with seating for six, a BBQ grill, and an outdoor sauna.

LIVING, DINING, & KITCHEN:
The cozy living area features a loveseat and a convertible full-size sofa-sleeper arranged around a flatscreen TV, flowing seamlessly into the adjacent dining spaces. A breakfast bar offers seating for three, while a farmhouse table for four is tucked neatly into the kitchen.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

YOUR SPACE:
Guests will have private and exclusive access to the entire 2BR/1BA ground-floor residence, including all interior spaces and the front patio. The second-floor 3BR/2.5BA unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

Please note that the side walkway to the left of the front patio is shared with the upper-floor residence and serves as their primary access to and from the home. Guests of the upper residence have exclusive use of the upper deck, while the outdoor sauna, BBQ grill, and dining table located along the side walkway are shared between both residences. For safety, guests are responsible for ensuring all members of their party use the sauna safely and responsibly.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

HOME FEATURES:
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Laundry: A shared, stacked washer and dryer are located in a separate laundry closet in the side yard; complimentary laundry supplies are provided.

Parking: No designated parking. Street parking, both metered and unmetered, is available.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Please note that there is ongoing construction near the property. Permitted work hours are Monday through Friday from 7:00 a.m. to 6:30 p.m., with no construction on Saturdays, Sundays, or holidays.
