This home can accommodate 11 people. 2 twin air mattresses are provided to be set up in the basement living room.
RENTAL RULES & HOUSE POLICIES
****Please Note: This home is located in a secured, gated, private community. You will need to fill out a rental contract and agree to the community and house rules. This will need to be completed and signed, (to include the names, ages, addresses and relationships to you for all of your guests) for entrance into the community. This will need to be completed within 72 hours of your arrival or the community will assess a $100 late fee that you will be responsible for. Any violations will be subject to citations from the community and possible eviction from the property. It will be sent to you by our property manager upon booking. You may not exceed the max amount of people allowed and there are no more than 4 cars allowed in the driveway. No other guests can visit the lot while you are there. Items provided in the home to include games, appliances etc. are subject to change without notice.****
Maximum occupancy is set by township law and community regulation in line with state fire code regulations. It includes infants and children and cannot be adjusted.

Service Animals & ESAs (Emotional Support Animals)
We gladly welcome service dogs as defined by the ADA. These are dogs individually trained to perform tasks for people with disabilities. Under federal and Pennsylvania law, they are permitted in all public spaces, including this listing.
Please note:
• You are not required to show certification, but the dog must be under control at all times.
• We may ask if the dog is required due to a disability and what task it has been trained to perform (as allowed by law).
Emotional Support Animals (ESAs) are not covered by the ADA for public access. While ESAs are protected under the Fair Housing Act, they are not automatically allowed in short-term vacation rentals unless permitted by the host.
This home is privately owned. By accepting this reservation, all guests agree to use the property at their own risk. The homeowners and property manager are not responsible for accidents, injuries, illness, or loss of personal belongings/valuables. Guests accept full responsibility for themselves and anyone they invite onto the premises.
GENERAL RULES
Maximum 5 vehicles, parked only in the driveway. No street or grass parking. NO smoking, vaping, or hookahs indoors. Keep the property and furnishings in good condition. Certain closets/doors are private and locked. Do not attempt to open them. Electric panel is located in the basement No pets permitted No daily housekeeping. Linens & bath towels provided but not beach towels.
TOILET & GRINDER PUMP POLICY (READ CAREFULLY)
Only flush the provided toilet paper. Do NOT flush wipes (including “flushable”), feminine products, paper towels, diapers, cotton pads, etc.
If items clog the grinder pump:

NEIGHBORHOOD & NOISE
Community noise ordinance begins at 10:00 PM. If neighbors report excessive noise or unruly behavior, you may be evicted with no refund and security deposit forfeited. In case of disputes or complaints, notify the owner/property manager immediately. Do not throw cigarette butts, bottle caps, or trash anywhere on surrounding property—violations will result in deposit deductions.
WILDLIFE POLICY
Do NOT feed wildlife—this is strictly prohibited for safety and legal reasons. No food may be left outdoors at any time.
SMOKING POLICY
Smoking is only permitted outside in designated areas. Do not throw cigarette butts on property grounds; cleanup fees may apply. Smoking inside results in loss of deposit + insurance claim for remediation.PROPANE FIREPLACE

BARBECUE GRILL
Use designated BBQ tools (not kitchen utensils). Clean after use. Allow grill to cool before re-covering. Only use until 10 PM to respect neighbors.

Wood only; no trash, accelerants, or building materials. Never leave unattended. Clean cooled ash after use using provided tools.
PARKING & COMMUNITY SAFETY
Parking on roads prohibited violators may be towed at guest expense. Community speed limit: 25 MPH Any citation (traffic or otherwise) is guest responsibility. Unpaid citations will be deducted from deposit or pursued legally. Public Safety may enter the property for compliance or emergencies.
SAFETY & SECURITY
Lock all doors and windows when leaving the property. Parents must supervise children at all times. Homeowners are not responsible for lost items.
DECK/BALCONY
No clothing or laundry hanging from railings (beach towels permitted). No glassware on the deck.
DAMAGES & MOVING FURNITURE
Report accidental damage immediately. Do not move furniture or take indoor furniture outside. Damage not covered by insurance will be charged to guest.
GUESTS & VISITORS
Only registered guests are permitted. No parties or large gatherings. Small gatherings must obey noise, occupancy, and community rules. Homeowner/service personnel must be allowed access for maintenance if necessary.
