Spacious 5 Bedroom Home centrally located just north of Downtown, easy interstate access, and walking distance to Happy Holler favorites such as Bistro by the Tracks, Central Flats and Taps, the Oak Room, and Three Rivers Market. Great for large groups exploring our city while staying Just 3 minutes to downtown!

The home was fully renovated in 2022, and designed to fit the historic character of the Happy Holler area. Guests will enjoy ample of space both inside and out, and the convenience of accommodating large groups just minutes to Downtown.

Guests will be renting the entirety of the home, however there is shared private parking lot with the smaller units next door.
There is an owners closet in the hallway that is off-limits to guests.
The home is in a neighborhood in North Knoxville generally associated with the communities and business along N. Central Street & N Broadway called `Happy Holler`. The City of Knoxville has also coined the intersection as the North Broadway Corridor. The area has changed much in the decades since and is currently experiencing a period of renewed growth and public interest.

The Interstate and Highway are just a few minutes away making the Great Smokey Mountain National Park easily accessible.
Guests should note that the back yard is fenced in, but there are openings onto N Central Street in front of the house for cars that is not gated.
This home is located in a commercial area at the corner of `N Central & Woodland Ave` there will be noise from Cars/Trucks driving by most of the day. We have taken precaution to help eliminate noise, but guests should expect noise from the traffic and people walking past the home on the sidewalks out front.
There is a food pantry nearby that serves low income and homeless 2 days during the week, so guests staying mid-week should expect to see activity from people walking to pickup food. Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:
GUEST VERIFICATION Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:
1) Providing a copy of your government-issued photo ID. 2) Photo Verification 3) Confirming your contact information & agreement to our Rental Terms and Conditions
Guests are responsible for any damages during their stay. Before receiving check-in details, guests will choose one of two coverage options: -A refundable damage deposit held on their credit card, released shortly after checkout if no damage is reported. -A non-refundable damage waiver that covers minor accidental damages during the stay.
Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.
HOUSE RULES 1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors. 2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day. 3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities. 4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee. 5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed at the charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation.
Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.
CANCELLATIONS We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.
EARLY CHECK-IN`S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is a small fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.
2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule.

The renovations of an older home were done with thoughtfulness of modern guests while keeping the charm. The two bedrooms on the main level have ensuite bathrooms. There is a half bath/ laundry room also on the main floor so that other guests don't have to go upstairs. While the upstairs has only one full bath, the two full bedrooms each have a sink, making sharing a bath much easier. There was plenty of room for our family of 9 Adults to have separate and together time in the house and to be able to prepare meals together. The neighborhood nearby offered a nice place for walking.

Great Overall- Small issues
We had an amazing stay and loved the house and proximity to Knoxville area. There were some cleanliness such as the small upstairs room didn’t seem to be clean when we got there. The whole house needed just a basic dusting as well. However, the gathering areas (kitchen, living room, and dining area) was great and a perfect fit for the 7 of us. House is beautifully decorated and parking was amazing. The house is on a very busy street so there was constant noise including music coming from somewhere until probably 2:00-2:30am. Completely not the owners fault and nothing can be done but would not suggest for young children or light sleepers. The house had noise machines in each room which was very nice but only works for some. Overall would absolutely stay here again now that we know what to expect. Thank you for hosting us!

The house itself was great and had almost anything we could have needed at all times.
The neighborhood was questionable, with a homeless camp directly behind the house, BUT there was never any disturbances at the house.
The driveway has a deep hole at the end that was harsh on our vehicles.
The cleaning company needs to do a better quality clean on the beds. Multiple beds appeared that they had been made and not cleaned. However, the house had necessary supplies to clean the sheets ourselves and didn't impact the stay or impression of the house.

Extended Work Trip
We stayed at this property for a week while in town working. The house has been completely redone and the amenities are excellent. Very spacious and comfortable. The neighborhood is in a bit of a transition, but very close to everything. Nice little commercial district down the block and only a short drive to campus and downtown. Tons of restaurants and breweries within a short walk. Excellent stay and really comfortable for us while we were working.

Spacious and Clean
House is newly renovated, clean and in good condition. Beds were comfortable and areas for family gathering were generous inside and out with a large dining room table, living room and porch. It is very close to downtown, but in a semi-industrial, gentrifying area which you can't tell from the pictures. We felt safe enough, but that was a bit of a surprise.

Wonderful Stay!
Clean, reasonably priced for the size, very conveniently located, well stocked, and nicely decorated! Check in and check out was super easy and the hosts were wonderful. The backyard is private and has a nice deck that we used in the evening.
We stayed with 4 kids under 7 and 6 adults, with plenty of room for sleeping and hanging out. Would stay again if we ever find ourselves in Knoxville again! Thanks for a great stay.

Senior Softball Tournament
The decor of this.house was nice. It was equipped with everything we needed. Pearl was responsive when I contacted her for any questions. The only thing that needed attention to was the refrigerator clean less was over looked by the cleaning staff and damped clothes was left in dryer. Otherwise, it was nice staying at Pearls lovely house in Knoxville. We will stay again.

Nice place for friends to stay in Knoxville.
We had a few families stay here as our kids played in an ultimate frisbee tournament on campus. Plenty of room. Strange location, as nothing is really walkable. But if you have a car, it’s easy to get to. Driveway is small, unmarked and very hard to see. Have to pretty much jump a curb to get up to the house.
NOTE: VRBO says events allowed, but mgmt company makes you sign a form promising no events & no outside guests.
Overall we enjoyed our stay, and would come back.

Great house walkable to downtown
They did an amazing job updating this old house. All the rooms are clean and neat, updates everywhere.
While North Knoxville isn't a tourist's favorite place, It was still safe and and easy downhill mile walk to Old City.
Only drawbacks were the check in process was a little tedious, and the loft room had two full beds rather than a queen(s) (which could fit)
