THE HOME
Natural textures, warm finishes, clean contemporary lines, and abundant light create a refined 2-bedroom retreat that feels polished yet comfortable. The great room—the heart of the home—offers sweeping park views, generous seating, an electric fireplace, and a Smart TV, making it equally suited to quiet mornings with coffee and relaxed evenings after exploring Denver.

The park-view kitchen features counter seating around the gas cooktop, creating an open, social setting. A Nespresso Vertuo machine, blender, toaster, microwave, cookware, dinnerware, utensils, and glassware provide everything needed from breakfast through dinner. A separate high-top table offers flexible space for dining, games, conversation, or remote work supported by high-speed Wi-Fi.
The primary bedroom features a king bed, while the second bedroom offers a queen bed. Both include Smart TVs, ceiling fans, quality linens, and Elfa closet systems for organized storage. The spa-inspired full bathroom features a double vanity and an oversized walk-in shower with rainfall and adjustable showerheads.

The fenced, landscaped rear lawn and putting green are shared with the adjoining residence, while this home’s rear patio and seating area are dedicated to your stay. Guests may occasionally see occupants of the adjoining home using the shared lawn or putting green.

PARKING AND CHECK-IN
One dedicated parking space is provided in the rear alley driveway. Additional public street parking is generally available in front of the property but is not guaranteed. Self-check-in is available through the smart lock. Personalized access instructions are provided approximately two days before arrival. Check-in is after 4:00 p.m., and checkout is by 10:00 a.m.

GETTING AROUND
Wash Park is highly walkable and bike-friendly, with convenient access to park paths, neighborhood destinations, and Denver’s broader bicycle network. RTD operates bus and light-rail service throughout the Denver metro area. The Louisiana–Pearl and I-25–Broadway light-rail stations are a short drive or rideshare away. Guests should confirm current routes and schedules directly with RTD. Uber and Lyft operate throughout Denver, including service to Denver International Airport. For drivers, University Boulevard, Broadway, and I-25 provide convenient access to Cherry Creek, Downtown Denver, the University of Denver, local medical and business districts, and routes toward the mountains.

-Quiet hours are from 9:00 p.m. to 7:00 a.m. Outdoor socializing must conclude by 9:00 p.m. or move indoors without disturbing neighboring occupants.
-Well-behaved, house-trained dogs are welcome with prior disclosure and approval. Pet fees apply. Multiple pets and other animals require advance approval. Service animals are accommodated in accordance with applicable law and Vrbo policies.
-Smoking and vaping are strictly prohibited inside the home. Smoking is permitted only in the designated rear patio area. Guests must use the provided ashtray and properly dispose of all waste.
-Children and infants are welcome; however, the home has not been specially childproofed. The booking guest is responsible for determining whether the property is appropriate for their group and for supervising children at all times.
-Entry requires approximately three to four exterior steps at both the front and rear entrances. The home does not provide step-free access.
-Exterior security cameras are located at the front of the property and at the rear facing the parking area. They may record video when motion is detected but are not continuously monitored. No cameras view or record interior spaces or the putting green.
-The home is located directly across from an active city park in a central Denver neighborhood. Interior spaces are well insulated, but guests may occasionally hear normal park, pedestrian, traffic, or neighborhood activity, particularly during daytime hours, weekends, and special events.
-For stays of 30 nights or more, one complimentary mid-stay cleaning is available upon request and subject to scheduling availability.
-Travel insurance is strongly recommended. Cancellations, shortened stays, date changes, credits, and refunds are governed by the cancellation policy displayed at booking and applicable Vrbo policies.
-A Welcome Booklet containing the House Rules and property policies will be provided before arrival. All rules and policies disclosed through the listing, Vrbo message thread, and Welcome Booklet form part of the reservation terms. - Only approved, well-behaved, house-trained dogs are permitted. All pets must be disclosed before arrival and comply with the property’s pet policy. Dogs may not relieve themselves anywhere on the property; please use Washington Park and promptly dispose of all waste.
- The landscaped rear yard and putting green are shared with the adjoining residence. Please supervise children and pets, respect neighboring occupants, and leave the area clean after use.
- Do not move indoor furniture outside or rearrange heavy furnishings.
- Promptly report any damage, breakage, spills, leaks, or maintenance concerns so they can be addressed before further damage occurs.
- Check-in is after 4:00 p.m., and checkout is by 10:00 a.m. Early check-in or late checkout requires prior written approval.
- At checkout, place trash in the designated bins, place used dishes in the sink or dishwasher, turn off lights, and lock all doors and windows.
