Located in a traditional, quiet neighborhood and within a 20 minute walk to The Broadmoor Hotel, this 3,628 sq.ft. contemporary (Frank Lloyd Wright) designed home is nestled in trees, giving you a sense of privacy & seclusion. Take in all that Colorado Springs has to offer and return to the comforts of home. A three minute drive to grocery stores, shopping centers, and a variety of dining options.

A unique find in the Broadmoor area; relax in privacy from a green belt of full grown Winfield Scott Park trees in our backyard that provide shade and buffer between homes. This thick wooded 3.6 acre park is part of the neighborhood charm and has a mixture of trees from Siberian elms to native scrub oak and cottonwoods where wildlife call home. Have your camera ready--it's common to see mule deer grazing around the home, goshawks nesting in the trees, and the occasional black bear!

A new vegetable garden is in the plans for the backyard--stay tuned for future updates!

For your comfort and hygiene, our home is cleaned using a professional home and laundry cleaning service. Even the bed comforters are cleaned professionally after each guest.

For safety and security, the front door has a NEST Hello doorbell that actively records video/audio; to respect your privacy, no other recording devices are on property.

Our home has standard residential plumbing. Guests are responsible for any plumbing issues caused by flushing inappropriate items.

I park my car in the oversized two car garage sometimes; if you need both parking spaces, please let me know in advance and I can move and park my car outside the garage.

Cooling Notes: Central A/C serves the lower master bedroom and mid-level living/dining areas. Portable A/C units are provided in each upstairs bedroom. For best performance on hot days, please keep the large sunroom patio doors (6 ft) and smaller patio door (3 ft) closed when the A/C is running. Let us know during your stay if you need assistance.

1) Outside quiet hours are from 9 PM to 7 AM all week except for Friday and Saturdays when outside quiet hours start at 10 PM. We live in a quiet area, so please respect our neighbors and have outside festivities wrapped up by these times. No parties without special approval and fees from host. 2) Shoes off inside the house. 3) Smoking only allowed on outdoor patios. 4) Respect all property behind home as public open space. 5) Place trash/recyclables in bins inside garage. To prevent wildlife from making a mess outside, keep bins in garage. If you will be our guest over a Wednesday, please roll trash/recyclable bins to curb between 6 AM and 7 AM Wednesday morning and return to garage after pickup. 6) No illegal activity. 7) Load dishes into dishwasher prior to checking out. 8) Lock all windows and doors, including garage door prior to checking out. 9) Do not relocate or reorganize furniture. 10) No more than six vehicles on property/street unless approved in advance by host. 11) In December 2019, Colorado Springs City Council voted on a change to the maximum Short Term Rental (STR) occupancy, limiting the number of people to 2 per bedroom, plus 2, with a maximum of 15 people in any dwelling unit. This puts our home's maximum occupancy at 12 people because we have 5 bedrooms. This is a new requirement for all Colorado Springs short-term rental hosts. 12) Lease agreement required for stays more than 29 calendar days. 13) Bathroom & Plumbing Rules: • Only toilet paper may be flushed down the toilets. Please do not flush wipes (including “flushable” ones), feminine hygiene products, paper towels, cotton balls, diapers, toys, hair, or any other items. Use the trash bin provided. • Excessive toilet paper or misuse that causes a clog or backup will result in a $250 plumbing service fee charged to the guest. This covers emergency plumber costs to restore the system. We appreciate your help keeping the plumbing clear for everyone!
