Nubble Cottage- York Beach Oceanfront w/ Amazing Views

Oceanfront charm meets modern comfort at The Nubble Beach House in York Beach, Maine. Perched on the iconic Nubble, this oceanfront gem offers stunning Atlantic views and a peaceful, private setting just a short walk to York’s beautiful beaches. Relax on the back deck to the sound of waves and ocean breezes. A well-deserved vacation here will quickly show you why guests return year after year for the unbeatable location and coastal charm!

The Nubble Beach House offers a fully equipped eat-in-kitchen, dining room and living room, all with expansive views to the ocean. The master suite is conveniently located on the first floor, with a remodeled bathroom and private door to the balcony overlooking the ocean. Upstairs are 2 large bedrooms and a full bath, with shared access to a private balcony. The new lower level offers a large rec room (with pull out couch) that opens to the outside. There is also a lower level bedroom with 2 additional full sized beds. Beautiful views will spoil you from every room with ample windows and French doors to truly allow the outside in.

It`s a great location between Short and Long Sands Beaches, and just a short walk to the famous Nubble Lighthouse and area restaurants.

There is easy access from this property, however walking to the beaches, and town, is very easy from here. A casual walk takes about 12 minutes and is a beautiful walk along the ocean.

Please note: Rental charges include the room rate, cleaning fee, linen service fee, Maine lodging tax, and any misc. service fees. Optional early check-in, or late check-out may be added to your reservation upon arrangement. Please email us for fees and availability (not available during peak season and subject to approval from our cleaning service). We understand that pets are family too. We are pet friendly upon arrangement. A charge will be applied to your rental, should you arrange to bring pets. Please contact us after booking to make pet arrangements.
Renter(s) assures Owner they will observe all conditions and terms of the Rental Agreement and House Rules as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Please be mindful of noise as York does have ordinances in place for noise (IMPORTANT). Violation of any of the policies, included in this document, may result in the cancellation of the booking and removal of guests.

Renter(s) and/or their guests shall not disturb, annoy or endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, or violate any law or ordinance, nor commit waste or nuisance on or about the premises.

Renter(s) is responsible for all damage or breakage and/or loss to the premises beyond normal wear and tear. You are responsible for reporting any damage, prior to checking out.

No more than the stated number of persons shall occupy the premises. If you intend to have guests during the day, there can only be the maximum number of people stated in your contract (including renter and daytime guests of renter). Overnight guests are not allowed unless approved and payment is made in advance.

Please follow the provided parking plan for vehicles.

No parties or events are allowed at the property due to local noise ordinances.

Please do not sit on or hang items off the railings of the property. Please do not lean over the railings. The maximum capacity for the deck is a total of 12-15 people.

Please do not walk on any of the roof areas.

No barbequing on the porch (covered roof area). Please clean and cover the grill after use (salt water will quickly damage the grill). Be sure to turn gas off as well.

Due to winds, weather, and the close proximity of other homes, etc., please no fireworks.

Climbing on the Rocks is at your own risk. Please use caution.

We kindly remind you that this is a no smoking property.

The fireplace is operated by the remote labeled “Fireplace”. This has a simple On/Off operation for use. Important: Please be sure to turn off the fireplace when leaving the home.

We ask that you please be mindful of energy conservation when using the Air Conditioning. If windows and doors will be left open, please turn off the AC during that time to avoid potentially freezing up the HVAC system.

Soiled dishes are to be placed in the dishwasher, or washed by hand if preferred, prior to departing. Please do not place wooden handled utensils in the dishwasher.

Please bring beach towels. We do not permit towels or linens to be taken from the house.

Before the first guest arrives, we go to great lengths to have our home and all of its contents, including the kitchen, organized and in working order. If the first guest of the season moves items around, and then the next guest, and so forth, by the time the final guest arrives, the house is upside down. If you need to relocate items for whatever reason, please put them back into place before leaving. Furniture should not be moved.

This property is directly on the ocean. Winds can be unpredictable so please always close, latch and lock doors when not in use. Windows should be closed fully when not in use to prevent possible water/moisture damage.

Security cameras are in use on the exterior of the property. There are no cameras in use in Tenant/Renter areas. The house is equipped with Moen Flo temperature and humidity sensors, as well as Nest temperature sensors for the thermostat.

The Renter(s) agree to allow the owner, or their representative, upon notice, to enter and view the premises, both inside and outside, to (a) inspect the premises and to (b) make repairs thereto, if deemed necessary by the Owner or their representative. The areas marked for owner storage, and not part of this rental include Basement storage areas, garage storage area, 3 locked closet areas, and locked bench storage. Owner or maintenance may access the garage area during your stay for access to items/equipment stored in there.

If you should run out of propane during your stay, please let the Property Manager know so it can be replenished for you.

Renter(s) will leave the premises in a clean and sanitary condition at all times, and upon exit.

Coastal storms can be unpredictable on the Nubble. Should there be a high wind/rain storm event during your stay, please make sure all windows and doors are closed and locked to help avoid any possible water getting indoors. Homes are designed for water to come from above and shed off the house, however with some storms, depending on the winds, water can find its way inside. We simply ask that you keep an eye on this and if anything needs attention, just reach out to Paula. It’s one of the downsides to being this close to the ocean, but still well worth it.

WINTER SEASON GUESTS- Cold temperatures and coastal winds can make it difficult for the houses to keep up with heating demands during extreme weather days. We recommend you set the heat, a couple degrees above your desired temperature and leave it set at that setting during your stay. We find that dropping the temperature when not home, overnight, etc., can take too long to catch up. We do have supplemental heaters available, however do not leave those running unattended for safety reasons. Also, always be sure to close, latch and lock all doors and windows when not in use (including any surface locks on French doors along with storm windows and storm doors). Again, winter winds have an amazing ability to push doors open or bring snow/wind/rain indoors on the ocean. Additional space heaters are provided at the property, if desired.
Should snow occur, a hired crew will handle snow removal. In addition, a shovel has been left for your use, and ice buckets are provided. For any maintenance or snow needs, do feel free to reach out to Paula at 207-806-7845. Paula is happy to assist with any maintenance needs during your stay.

For any heating emergencies, please feel free to contact Estes Oil and Propane at 207-363-4172. They are available 24 hours.

Departure: Prior to departure (end of Rental), we ask that you please:
• Empty all trash and bag properly, including any outdoor trash. All trash goes in the receptacles. If departing on a Saturday or Sunday, please place any trash bins out by the road for early Monday morning collection.
• Fridge and Freezers shall be empty.
• Soiled dishes should be placed (and run) in the dishwasher, or washed by hand if preferred, prior to departing. Please do not place wooden handled utensils in the dishwasher.
• Please make sure all windows are fully closed and locked.
• Please make sure all doors are closed and locked.
• All umbrellas should be down and secured (if available)
• All furnishings and/or moved items shall be returned to their original locations.
• Please make sure the washing machine door is left open to prevent mildew inside.
• Don’t forget to log out of any Roku devices (if logged in during your stay).

When you leave the premises, please LEAVE THE KEYS on the kitchen table or the Key Rack.

I can’t say enough amazing things about this property. It is beautiful! My friends and I had a wonderful stay. They had everything we needed! The home owner and property manager went above and beyond to make sure our stay went perfect! I am no stranger to vacation rentals and this stay was my favorite. Lovely home with beautiful views!

We had a wonderful vacation as an adult family of 8 and our first grandchild of five months old. We walked to beach almost every day and even rode bicycles a few times. We enjoyed being close to both Short Sands and Long Sands beach! Our favorite thing was just relaxing on the deck, drinking our morning coffee! The owners and property manager were easy to communicate with and helpful when needed. Do not hesitate to book this home!

Wow! Maine coastal living at its finest. Outdoor deck space on all three levels - basement, main, and 2nd floor. Our 2 year old could not stop asking to go outside on the decks. Outdoor and indoor dining areas, short bike ride or drive to Long Shore beach (or Short Shore) and very nice walkable/bikeable neighborhood. Paula, the property manager, was very nice and responded quickly to any questions. A wonderful place for a family get away with the grandparents, and had the opportunity to explore nearby Ogunquit and Kennebunkport’s Dock Square as well. Cannot say enough good things about this place - book it!

Short, family getaway

We enjoyed a short, Sunday to Wednesday, stay with five adults and two children. The home is wonderful. Everything you need with a great location. Close to the Nubble Lighthouse of course, but also Ogunquit, Wells, York and Kennebunkport. The property manager Paula, was excellent. Communication with the owners, also excellent.We would stay again, with better weather, we hope! Highly recommend the property, you will not be disappointed!

Amazing Ocean Views

Nubble House was an exceptional, spacious beach property. The inside was very comfortable, plenty of sitting areas, stunning deck and views, kitchen was well equipped with supplies. We tend to cook a lot at home so it was good to have lots of glasses, dishes, cookware and good knives! Property was maintained beautifully outside and super clean inside. Amazing location and thoughtful accommodations

I would go back in a heartbeat! We loved our stay even through our rainy weekend. The views and sound of the ocean all day was so therapeutic, we didn't want to leave. The interior was beautifully designed for a calm, relaxing stay and the extra very thoughtful accommodations from baby to full family and pets were a pleasant surprise. We only wish that we booked a longer visit.

The home was beautiful and located in a beautiful setting overlooking the rocky coast of Maine. The house was well appointed with everything a family could possibly need for a comfortable stay. Beautiful house on the water

We had a wonderful Christmas at this home. The owner and property manager were great and the ocean view was spectacular. We have already rebooked for March. Don't ignore the excellent surfing at long sands beach, it was epic! Thank You Peter & Family (owners) and Paula (property manager), see you in March! Take Care, J & K

Comfortable, relaxed home with beautiful views

We enjoyed our second holiday season in this house every bit as much as we enjoyed our first! Perfect place to spread out or cozy up together. We enjoyed long walks on the beach and dinners around the big farm table!
