1. Check-In / Check-Out
• Check-in: after 3:00 PM
• Check-out: before 11:00 AM
• Early check-in or late check-out may be available upon request and written approval only.
• Unauthorized late check-outs may result in a $100 fee per hour.
2. No Parties or Events
• Absolutely no parties, gatherings, or events are allowed.
• Violation will result in a $3,000 fine and immediate termination of stay without refund.
3. No Unregistered Guests
• Only guests listed in the reservation are allowed on the property.
• Unapproved or unexpected visitors will result in a $300 fine per person and may lead to cancellation of the stay.
4. No Smoking or Vaping Anywhere on the Property
• The entire property — both inside and outside, including the patio — is strictly non-smoking.
• Any evidence of smoking or vaping will result in a $350 cleaning and restoration fee.
5. Respect for Neighbors
• Quiet hours: 10:00 PM to 8:00 AM.
• Please respect the peace and privacy of other residents.
• No loud music, shouting, or gatherings indoors or on the patio.
6. BBQ Grill and Patio Use
• Guests may use the BBQ grill responsibly and must clean it after each use.
• Turn off gas completely after use.
• Furniture should remain in its place and covered when not in use.
7. Kitchen & Cleaning
• The kitchen is fully equipped for cooking. Please clean dishes and cookware after use.
• Do not leave trash or food out overnight.
• Dispose of garbage in designated bins.
• Excessive mess requiring additional cleaning may incur an extra $150 cleaning fee.
8. Safety & Security
• Always lock all doors and windows when leaving the property.
• Do not share access codes or keys with anyone outside your reservation group.
• Any lost key or access issue caused by negligence may incur a $75 replacement fee.
9. No Pets (Unless Approved in Writing)
• Pets are not allowed without prior written approval.
• Unauthorized pets will result in a $300 fine and immediate termination of stay.
10. Property Care
• This is a newly renovated home. Please treat it with care and report any damage immediately.
• Any damage, stains, or missing items will be charged at repair or replacement cost.
11. Check-Out Procedures
• Turn off all lights, appliances, and the BBQ grill.
• Place used towels in the bathroom.
• Wash dishes or load them in the dishwasher.
• Dispose of trash properly.
