The secure game level is its own world of play: pool, ping pong, foosball, retro arcade, Nintendo Switch, and a 100 inch projector for streaming. Coded exterior doors keep it safe, so adults can finally relax, sipping cocktails in the hidden speakeasy, gathering on panoramic decks, or unwinding in the sunlit living room.

Five bedrooms sleep up to 14 with flexible layouts for families, retreats, or groups. Family amenities include a baby gate, playpen with changing table, high chair, and kid friendly dishware. Dedicated workspaces and blazing 1 Gbps WiFi make Horizon Haven ideal for remote work or team retreats. Two full laundry sets and a universal EV charger ensure extended stays are seamless. Four expansive decks capture desert sunrises, vivid sunsets, and star filled skies, while wildlife from javelina to roadrunners brings the Sonoran desert to life.

We are delighted to host you in this peaceful, design-led retreat at the edge of the Sonoran desert. Every detail here, from the layered textures to the open skies, has been chosen to create an atmosphere of calm, comfort, and connection. To ensure the home remains a serene place for you, future guests, and our neighbors, we kindly ask that you follow the guidelines below.

Splendor Principles: Kindness, Clarity & Care
At Splendor Homes, we believe that clarity creates comfort. These house rules are not just formalities, they are here to protect your experience, the beauty of the home, and the harmony of the neighborhood. Thank you in advance for honoring them.

Enforcement
All rules are enforced through the platform’s Resolution Center with full documentation. Splendor Homes will never charge you outside the platform. Guests are responsible for the conduct of all individuals they invite or permit on the premises, whether disclosed or not. By booking, you agree to indemnify and hold harmless Splendor Homes, the property owners, affiliates, vendors, contractors, and their representatives from any costs, claims, or damages arising from your actions, omissions, or violations of these rules. Violations may affect refund eligibility and may result in cancellation under platform policy.

1. Respect for Home & Neighborhood
Horizon Haven is a peaceful retreat in a quiet, wildlife-adjacent residential community. We ask that you help us preserve the home’s serenity and thoughtful design for yourself, future guests, and our neighbors.

2. Pet Policy
To keep the home comfortable for all guests, no cats are permitted due to allergy concerns. Violation will result in an $800 remediation fee and may cause cancellation of your stay. Well-behaved dogs are welcome, with a maximum of two, up to 60 pounds each. A pet fee of $100 per stay must be added to your reservation. Unregistered dogs may result in a $150 penalty per dog. Dogs are not allowed on beds or furniture. If they are, cleaning fees of $300 to $800 will apply. Please clean up after your pets promptly. Missed waste pickup may incur a $50 fee.

3. Noise & Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM. No outdoor music, Bluetooth speakers, or loud voices outside after 10 PM. Indoor volume must remain under 70 decibels during quiet hours. Noise monitors do not record but will alert us if sound levels exceed limits. Violations may result in a $200 fee per incident. Repeated disturbances or unauthorized gatherings may result in removal without refund in accordance with platform policy.

4. Guest Count, Visitors & Liability
The home accommodates a maximum of 13 registered overnight guests, and the guest count must match your reservation. Day visitors must be disclosed via direct message at least 24 hours in advance. Visitors may not remain past 10 PM unless added to the reservation. Overnight guests must be included in the reservation before check-in. The booking guest is responsible for the actions, behavior, and any damages caused by all guests and visitors. Failure to disclose may result in cancellation and up to a $1,000 penalty.

5. Events & Commercial Use
If you would like to host an event, it must be disclosed and approved before booking. Small gatherings of up to 15 people require a $500 event fee. Larger gatherings of up to 25 people require prior written approval and are subject to a $1,000 event fee and $500 cleaning fee. Unauthorized events or commercial activity may result in a $1,000 fee and cancellation of your reservation. Commercial use includes photography, video, paid content creation, brand shoots, livestreams, or monetized production.
5.1 Weapons & Firearms
For everyone’s safety and peace of mind, no firearms, weapons, or replica items including airsoft or paintball gear are permitted on the property.

6. Parking
The property allows up to six vehicles without prior request. Two in the garage with EV charger available. Two in the driveway. Two off-street to the left of the home near the designated parking sign. Please do not stack vehicles or block the street or cul-de-sac. Additional vehicles must be approved in advance with a detailed parking plan. Unauthorized or obstructive parking may result in a $75 fee per incident.

7. Check-In / Check-Out
Check-in begins at 4 PM. Early check-in between 10 AM and 3 PM is available for a $75 fee with advance approval. Check-out is at 11 AM. Late check-out until 3 PM is available for a $75 fee. Unapproved late departures will result in a $50 charge per 15 minutes. Access codes may not be shared. Unauthorized access may result in cancellation.

8. Safety Notice – Decks, Stairs & Terrain
The home has four levels, exterior decks, and multiple staircases. Children must be supervised at all times. Do not climb on or lean over railings or move furniture near them. Guests are responsible for safe use of the home, and Splendor Homes is not liable for injury resulting from unsafe behavior.

9. Security & Smart Home Systems
The property is equipped with exterior security cameras monitoring entryways only. Noise monitors do not record but are used to help enforce quiet hours. Tampering with Wi-Fi, smart locks, smoke detectors, or other systems may result in a $250 fee per incident.
9.1 Security Consent
By booking, you consent to the use of outdoor cameras and noise monitors for security and compliance. These devices do not record audio and are never placed indoors. All technology follows platform guest privacy and host standards.

10. Smoking
Smoking is allowed only in designated outdoor areas. Do not smoke near windows, doors, or HVAC vents. Indoor smoke or HVAC contamination may result in a remediation fee between $600 and $1,500.

11. Personal Property & Insurance
Splendor Homes is not responsible for lost, stolen, or damaged items during your stay. We recommend travel insurance to protect against unexpected loss.

12. Cleaning & Damage
We ask that guests leave the home in good condition. Please clean dishes, wipe down surfaces, and dispose of trash before checkout. Fees may apply for the following: Excessive cleaning $150 to $500. Biohazards including vomit or blood $250. Lost remote controls $50. Damaged or missing linens $25 to $100 per item. Furniture damage or movement $150 to $500. All claims are documented and submitted through the Resolution Center with itemized proof.

13. Kitchen Use
Please wash used dishes and clean up food and surfaces. Do not pour grease down the sink. Large food messes or unclean cookware may result in extra cleaning charges.

14. Plumbing
Only toilet paper should be flushed. Do not flush wipes, paper towels, or hygiene products. Misuse that causes damage will result in repair costs plus a $100 host coordination fee.

15. Landscaping & Fire Features
Please do not water, tamper with, or rearrange landscaping. Fire features are decorative only and not for cooking or heating items. Damage to landscaping or irrigation will be invoiced appropriately.

16. Trash
All trash must be bagged and disposed of in the canisters outside the home. Do not leave bags loose or allow trash to overflow. Desert dumping is prohibited. Improper disposal may result in a $100 to $200 removal fee.

17. Wildlife & Desert Environment
The desert is beautiful but delicate. Please do not feed, approach, or provoke wildlife. Report any hazardous wildlife immediately. Harming or disturbing protected species is strictly prohibited and may result in removal or legal action.

18. Windows & HVAC
Please keep doors and windows closed while HVAC is operating. Leaving them open can invite pests and may result in a $100 fee per incident.

19. Package Delivery
Splendor Homes is not responsible for lost, delayed, or missing packages. Please contact us in advance if you would like to arrange safer delivery alternatives.

Very Accommodating Home

This home had everything we needed for our group. We are a boy's high school basketball team that had 10 teens ranging from 13-17 years old and 2 adults. With spacious bedrooms, 3.5 bathrooms, full kitchen and a game room, this home was just perfect for us. It accommodated our entire group comfortably. You can tell that everyone involved with this home cares about their guests. We will always consider this home whenever we are in Tucson.

A Wonderful Place to Stay!

My friends and I wanted to get a nice place to stay for our annual Arizona golf trip and this turned out to be the nicest place we have ever stayed at! There were a total of 8 guys and this place was more than big enough to have us all be comfortable. This place is split into 4 levels. Upstairs has some nice bedrooms and bathroom. The main floor has a huge patio running along the entire length of the place and has the master bedroom just off the living room. This floor also has the kitchen and the first set of washer and dryer. The lower level has a couple of bedrooms a wet bar and a cool power table and TV. The bottom level has another washer/dryer and the ping ping table pool table and foosball table, a tv, and a couch, and another patio. Basically this is the perfect place for a bunch of guys looking to crash for a golf trip, a bachelor party of a family or two looking for a nice place to stay with a lot of things to do at the house. The owners were very responsive and worked with me whenever I needed something. After i booked the stay, it turned out that I needed an additional day and they made it happen no problem. I had an incredible experience and my friends did too. So many times in the past, there was a laundry list of things that needed to be done and this was not the case here. All that needed to be done was putting the towels in the shower and dishes in the sink. This allowed us to focus on spending time together instead of doing chores. I would def recommend!

Perfect House for a Tucson Stay with Kids!

We shared this amazing home with another family and their kids while in town for our daughter’s softball tournament. This house is perfect for two families to share with all the levels, bedrooms and bathrooms. It was clean and decorated beautifully! Our host, Jarod was great with communication and answered any questions quickly. Highly recommend booking this house as you will be happy you did!
