The space
We had hard time finding a house that can comfortably accommodate our large family and friends with children so we decided to build a family oriented gateway.
Our home is solar powered, equiped withTesla solar panels and power walls and it's completely "Off-Grid Capable" in case of a power outage.
Guests safety is our highest priority and we are following all the current enhanced cleaning measures, protocols and procedures. The house is also equipt with multiple hepa grade air filtration systems.
We are improving our property all the time and some rooms, furniture, fixtures and decorations might look different from the pictures by the time of your arrival.
We are flexible with our check in and check out times unless we have guests arriving or leaving in the same day. In such situation the check in is 4pm and check out is 11am
BEDROOMS:
Bedroom One: The master suite features two queen beds, private bathroom with Jacuzzi, work area and attached extra room with a twin bed
Bedroom Two: king bed
Bedroom Three: Queen Bed /extra firm mattress/
Bedroom Four: Two Full beds and a baby crib
BATHROOMS:
The house has two bathrooms located on the second floor and half bathroom on the first floor.
LIVING ROOM:
Spacious area with gas fire place, 4K TV with Yamaha soundbar, and plenty of comfortable seating. It has two couches, day bed with a trundle (twin over twin) and two rocking chairs. There is a children area with toys, games, table and chairs.
DINNING ROOM AND KITCHEN:
Fully stocked kitchen, nesspresso and regular coffee machines, kitchen island with bar stools and dinning table with 8 chairs.
OUTDOORS:
★ Deck with a gas BBQ grill
★ Fire pit - can be used for grilling with attachments for charcoal or grill
★ Children playground with swing set , Jumper Trampoline and playhouse. Obstacle course and multiple outdoor games.
ESSENTIALS:
All essentials such as: soap, shampoo, toilet paper, paper towels, clean sheets, towels and etc. will be provided.

Space for 6 vehicles on the driveway and we have a two car garage /currently used as a fun area /

RELEASE OF LIABILITY, WAIVER OF CLAIMS AND ASSUMPTION OF RISK
Titles and caption headings hereof are for the convenience of the parties only, but form no part of this Agreement and shall not be used in the construction or interpretation thereof.
IN CONSIDERATION for being permitted to enter the property (hereafter the “Premises”) for vacation rental or any other purpose, the undersigned (I/me/myself), for myself, my personal representatives, guests, children, heirs, and next of kin, acknowledge, agree, and represent that:
Inspection of the premises
I have or will immediately upon entering, and will continuously thereafter, thoroughly inspect the Premises including house, deck and entire property and my continued presence constitutes an acknowledgment that I have inspected such areas and I find and accept such areas as being safe and reasonably suited for the purposes of my use, and I further agree and warrant that if, at any time, I feel anything to be unsafe, I and all guests will immediately leave the Premises and advise the Premises’ host.
Covenant not to sue/indemnity
In consideration of being permitted to rent and stay at the Premises, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE personally or as a company any corporate representatives, members, managers, operators, officials, officers, directors, employees, owners and lessees of the Premises (hereafter the “Releasees”) from all liability to me, my guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the Releasees or otherwise while in or upon the area.
I further agree to indemnify and defend Releasees, through their own choice of counsel, against any and all claims arising out of or related in any way to my rental of the property, including claims by third parties.
Assumption of risk
I am aware that my stay at the Premises involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, falling, sports injury, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Premises during my stay, and the condition of the Premises.
WARNING: Use of playground equipment, fitness equipment including weightlifting benches, fire pits, obstacle course sets with monkey bars and climbing ropes, basketball hoop, and table games such as ping pong carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. I understand that the description of the risks in this release is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.
I hereby ASSUME FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the Releasees or otherwise while in or upon these areas.
I hereby certify that I and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon the Premises, or else agree to bear the costs of such damage or injury. I further acknowledge that I/they have no medical conditions which would interfere with use of these areas or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledge such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. I further expressly agree that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.
Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation
of this Agreement shall be resolved in the Court of Common Pleas of Monroe County, Pennsylvania.
I HAVE READ, UNDERSTAND THE RISKS, AND VOLUNTARILY AGREE TO THE RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT, and further agree that no oral representations, statements, or inducements apart from the foregoing written agreement have been made.
I ACKNOWLEDGE THAT I HAVE READ THIS ENTIRE DOCUMENT AND THAT I UNDERSTAND ITS TERMS AND AGREE TO BE BOUND BY THEM. I UNDERSTAND THAT THIS DOCUMENT APPLIES TO AND SHALL BE EFFECTIVE AND BINDING UPON ME, MY HEIRS, ASSIGNS, PERSONAL REPRESENTATIVE, ESTATE, AND ALL MEMBERS OF MY FAMILY, MINORS, INVITEES, AND OTHERS IN MY CARE, CUSTODY OR CONTROL, AND AGREE TO ADVISE ALL SUCH INDIVIDUALS OF THIS DOCUMENT AND CAREFULLY SUPERVISE THEIR USE OF PROPERTY.
