🏊‍♀️ Access to swimming pool is available between April to November daily, Monday to Sunday from 7am-10pm with prior reservation. Must sign a waiver and release of liability before having access to it due to insurance requirements. Please inquire with the property manager via message for this paperwork to allow you to have pool privileges during your stay.

Guests are fully responsible for any losses or injuries while on property. Only guests included on booking are allowed on property. No other persons not named on reservation are allowed on premises due to insurance policy.

Disclosures and Disclaimers: #1-4 (Please read all)

1) HOT-WATER: If in your group there’s 10 people and everyone wants to take a 1hr shower each back to back- hot water will run out. I’m just stating the obvious because someone has complained in the past that a roommate had to take a cold shower and they were a large group and for that reason gave us a terrible 3 ⭐️⭐️⭐️ review. So unreasonable to us as no water heater available can sustain that much hot water. So if you would get upset for using up all the hot water because your large group took long showers and cannot wait 30min for a new batch of water to heat up- then this accommodation is not for you. However, if you’re understanding, flexible and don’t mind that once in a blue moon hot water may run out if everyone takes long 1hr showers- this accommodation will work for you just fine.

2) NOISES/SOUNDS: If you’re a super light sleeper and a cricket 🦗 chirping will wake you up, Please Do Not stay here…this accommodation is Not for you. The birds here 🦢 sing 🎶 very loudly in the morning at this ranch, the crickets 🦗 chirp loudly at night, the cars 🚘 speed by in the busy street back and forth, the ice making machine/fridge in the kitchen can make sounds and the AC/Heater makes white noise as it blows air. I’m just stating this because someone complained about this in the past and gave us a terrible 4 star ⭐️⭐️⭐️⭐️ review. However, if you’re a heavy sleeper, fall asleep easy, and aren’t easily bothered by sounds of nature and sounds of traffic made by a city the size of Tracy, CA- then this accommodation will work for you just fine.

3) TRUCKS/EQUIPMENT: Guests have construction/heavy equipment stored onsite at this large 1 acre property. If this is unsightly to you or if it bothers you, please Do Not Book at this accommodation. Trucks/equipment is mostly out of your way and may leave in the morning at 5-7am and may arrive in the afternoon by 7-8pm. We’re disclosing this because someone has complained in the past that there’s ugly work trucks onsite and for that reason gave us a bad 3 ⭐️⭐️⭐️ star review. However, if you’re not bothered by this and don’t care about it- then this accommodation will work for you just fine.

4) PERFECT 5 STAR REVIEWS: We will work very hard to make your stay comfortable to deserve getting a 5 ⭐️⭐️⭐️⭐️⭐️ star review after EVERY stay. No exceptions! If for any reason you feel inclined to leave a less than perfect 5 star review- always contact us first. We’re more than eager to help you and resolve all your issues quickly so that your stay is impeccable. Some issues are innocent and we don’t know about them unless we’re told/informed. It’s not fair to be given less than 5 stars when we do everything you want. If you think you’ll be dissatisfied or are easily made upset for the small inconveniences of everyday life or make storms out of a glass of water- please don’t book. We prefer only laid back guests who are easy going, forgiving, charitable and kind souls like we are. We’re good people as well and are always eager to help others. We seek no harm to anyone and therefore we don’t want others to harm us with less than perfect 5 star reviews.
