LAYOUT OF BEDROOMS: Since this is a large home with 7 true bedrooms we decided to design it in a way that would be most functional for any size group. One room is a “FLEX” room that can serve as a true bedroom or as a Living Room area. The following will help clarify what is offered in each room.

FIRST FLOOR

BEDROOM #1 - The Master Suite
King bed, Large desk, 75” Smart TV, Separate sitting cozy nook, walk in closet, double vanity sinks, large walk-in shower with bench, separate toilet room within bathroom for privacy, sound machine, small library of books to enjoy for the week, ceiling fan, USB outlets, note - tub temporarily not in service

BEDROOM #2 - The Queen Murphy Room (FLEX ROOM)
Queen Murphy bed, Large custom couch, full length mirrored wardrobe, sound machine, french doors leading into room that can be left open or locked shut

SECOND FLOOR

BEDROOM #3 - The Gray Room (King Bed with Ensuite)
King bed, 55” Smart TV, Bathroom is accessed through pocket door, large dresser, standard closet, sound machine, ceiling fan

BEDROOM #4 - The Ocean Bunk Room
TWO Full over Full Bunk beds (sleeps 8), HUGE foam bag, 50” TV, 2 arcade games, standard closet, small selection of books and toys for a range of ages

BEDROOM #5 - King Suite (pics coming 2/20 currently being remodeled). 55” TV, private designer full bath, small non-conventional closet

BEDROOM #6 - The Sunshine Room (King bed with Ensuite)
King bed, 55” Smart TV, ensuite batjroom, dresser, walk-in closet, sound machine, ceiling fan, desk in closet

BEDROOM #7 - The Purple Room
TWO Queen beds, 2 dressers, 75” Smart TV, sound machine, standard closet, ceiling fan, private full bath.

We hope you find yourself surrounded by luxury with a touch of fun . Every detail of this house was intentional and planned with "dream vacation" in mind for families, friends, and corporate retreats.

Some important things we have to note due to the nature of the business. We truly want to help you have the MOST MEMORABLE vacation that you will want to experience each year with us.

Beach chairs, cart, umbrella, towels, & small sand toys will be provided! Bicycles may be provided to be used at your own risk. A propane grill will be available for your convenience. You assume full liability for use of any of these items. We will do our best to keep these items in good working condition for every guest. However, condition is not guaranteed and refund will not be offered if any of these items are not in working order. If you find anything not in satisfactory condition please let us know so we can order new merchandise.

----- IMPORTANT BEFORE YOU BOOK -----

Please understand this is NOT a party home. Be aware this home is in a residential neighborhood & excessive noise can not be permitted. It MUST be quiet outside between 10 PM and 9 AM to not disturb any of the neighbors. This includes no music or corn hole after 9PM -- but sitting outside enjoying a conversation is allowed. There is also NO smoking at this property, there are smoke and sound level sensors in and around the home to alert owner if it gets louder than the legal limit to prevent upsetting neighbors. Any noise or smoke alerts received will result in a $500 fine and if a second noise complaint or the police is called there will be an immediate eviction without a refund.

----- GOLF CART --------
Golf cart is available to rent for $75/day if you would like to include it for your stay before arrival. If golf cart is not available during any or part of your stay your rental fee will reimbursed for unused days. Complimentary with any 7+ nt stay.

----- CANCELLATION POLICY -----
We have a strict cancellation policy. We HIGHLY encourage travel insurance upon booking. We can provide recommendations if needed. Refunds will not be given due to weather events (unless a county evacuation is ordered), family illness, or trip disruptions of any kind. For more details, please refer to the platforms "strict" policy definition.

----- SECURITY CAMERAS -----

The property has outside security cameras for your own security and to monitor property. There are Ring cameras at the front door and above garage. These devices have the ability to record video images and audio. They may be checked during a guests stay if an issue or disturbance is reported at the property. Otherwise, we fully respect our guests privacy and do not actively check cameras on a regular basis. There are NO cameras INSIDE the home. Please DO NOT tamper or try to disable these cameras. Disabling a camera is grounds for immediate cancellation of your reservation without refund. Fee will be charged if a technician is required to enable cameras due to tampering.

----- PETS -----
Pets of any kind are NOT allowed in or on the premises. We are huge animal lovers, but we want to protect our guests who have pet allergies and who seek our home because it does not allow animals. If evidence of an unauthorized pet is detected, reported or found on the premises it can cause an immediate eviction from the owner, and the guest’s rent and deposit will be forfeited. Additional cleaning fee incurred will also be charged.

----- MECHANICAL FAILURES -----
Mechanical failures happen every now and then and are rare. Unfortunately No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, tubs, air conditioning, television or internet service, appliances, etc. We do have technicians on call and will do our best to get any mechanical failures repaired as soon as possible.

----- UNFORSEEN CIRCUMSTANCES -----
Should the vacation home be out of order or deemed substandard prior to your arrival (which is rare but things break and things happen) you will be contacted with current "issue" and asked if you would like to proceed with your stay with a possible discount. If that is not satisfactory you will then be entitled to a refund of the rental without the penalties.

----- LIABILITY -----
The Homeowner does not assume any liability for personal or property loss, damage, or injury during your stay. The Homeowner also reserves the right to refuse service or rentals to anyone at their discretion. The guests are liable for their own safety and should have their children supervised by adults at all times, especially when young children are playing inside and outside the home.

----NATURE ----
In Florida, insects are part of the environment. We have the house treated monthly inside and out for insects and the entire yard is also treated for mosquitoes. However, Palmetto bugs are impossible to keep out 100% in southern states especially with doors opening and closing frequently. It is rare you will see one, but if you do they are easy to dispose of and a refund will not be provided. If you feel there is an excessive issue of any kind please notify us and we will have our exterminator at home within 24 hours to address your concerns.
