--The Home--
This beautiful 2.5 bedroom, 2 bathroom home situated on Beaver Lake allows you to escape into nature while staying close to downtown Springdale and Fayetteville. A cozy, fully screened in deck space offers amazing year round views. The property also boasts a short walk to the water to enjoy swimming, kayaking, fishing and more!

What You'll Find Outside:

Fully Fenced Yard:
-Plenty of space for dogs and kids to safely play outdoors or utilize some lawn games
-Gazebo with hammock to relax outdoors
-Gate to private lake access
-Shed (Not for use by guests and is kept locked with owner's supplies)

Dock:
-A short walk from the fenced yard to the dock provides fast access to swimming, fishing, and kayaking (Please note that this path is not *usually* too strenuous or difficult for the majority of guests, but it may be slightly steeper or more unstable certain times of the year as the lake level changes to expose more gravel and rocks)
-Please do not smoke, drink from glass containers, or leave litter at the dock
-ALL children 13 and under must use provided life jackets (found in garage) when exiting the fenced yard
-ALL children under 13 must be supervised by a strong swimmer aged 16+ while at the dock
-NOTE: Local laws prohibit guests from parking personal boats at private docks and authorities have been known to issue citations/fines for violations. However, a free boat launch is a short 5-minute drive away from this property and there is ample parking space for a boat in the driveway!
