-The apartment is accessed from the street with a secured commercial-grade door. For your safety and convenience, there is also 24/7 surveillance and a security guard nearby.
-Upon booking, each guest will have their own unique access codes to the main door and their separate apartment door that are only good for the duration of their stay.
-Of course the entire unit is completely private with no shared spaces.
-Located on the second floor (with an elevator as a bonus!)

This newly designated area of downtown called `SoHo` is known for its proximity to the business district of downtown, while not sacrificing on the accessibility to trendy shops, cafes, and bars in the area.

Located above the Wave Sushi Island Bar and Grill, and Tidal Wave Cafe serving breakfast, boba, coffee and more!

Some of our favorites include Indaba Coffee Cafe, Revival Tea Company Lounge, or Method Juice Bar which all offer cozy urban spaces to relax with friends, or to bring your laptop and get some work done!

You`ll find that everything in downtown Spokane is in walking distance!

-5 min walk to Riverfront Park which offers gondola rides, an ice skating ribbon, and beautiful trails for walking or jogging.
-5 min walk to the downtown mall where you`ll find shops like Lulu Lemon, NorthFace, Urban Outfitters, just to name a few. Plus tons of locally owned shops as well!
-2 min walk to Spokane Comedy Club

Being in the middle of downtown, there comes the typical hustle and bustle you`d expect to find. We don`t have designated parking spots, but there is a parking garage located diagonally across the street for around $15-$20/day which is standard for downtown.

We are available during waking hours for any questions or concerns that may arise to ensure you have the most care-free stay possible. If you need anything, don`t hesitate to reach out and we will do our best to accommodate you and your guests!

Security Camera Notice:

For the safety and security of all our guests, please be advised that the property is equipped with active security cameras located exclusively outside the home. These cameras are positioned to monitor the exterior front door and the outdoor hallway areas only.

There are no cameras inside the property or in any private or indoor living spaces. The purpose of these outdoor cameras is solely to enhance guest safety and prevent unauthorized access.

IMPORTANT:
To help ensure peace of mind during your stay, we offer two options for damage protection. You may choose a small, one-time non-refundable Accidental Damage Waiver, which covers minor accidental incidents and is our most convenient and guest-preferred option. Alternatively, you may opt for a fully refundable Security Deposit, which is returned in full after your stay, provided no damage is reported.

How to stay like a local:
There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit.

That being said, to help you have the best stay possible, we have a few tips for your stay.

1. You’re living like a local, be respectful of the other locals.

2. All of our Rental Units are smoke-free environments. Including the entire Rental property.

3. Pets are NOT allowed in this Rental Unit for any reason. Bringing an unauthorized pet will result in the immediate termination of your reservation without a refund.

4. Your trip details should already be complete. If they aren’t, just go ahead and message us!

5. Your friend, your responsibility. Pretty simple: if you invite them to your Rental Unit, you’re responsible for their actions.

6. There are occupancy limits Roav Stays must follow for each of our buildings. Help us follow the rules.

7. We’re here to help! Roav Stays is managed locally. If you have any questions at all feel free to message us!

FEE SCHEDULE BREAKDOWN: (all charges in $USD, unless otherwise noted)

Unauthorized Late Check Out : $25 dollars each half hour after check-out time. Up to the cost of any impacted nights subsequent to originally scheduled check-out

Smoking in Room/Common Area:
$200 minimum charge and eviction from the Unit

Excessive Cleaning: Up to $125.00 per hour of additional cleaning needed

Damaged or Missing Items: Varies depending on cost of item

Noise Complaints: potential warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00

Party in Unit or Common Area: Up to $2,000.00 plus any damages to Roav Stays

Unauthorized pets: $150/day

Although, I did end up getting refunded for my unused days and the cleaning fee from the Management company, the host Jake never relied to my emails and I still had to pay for the days I stayed along with the host and service fees. My initial email was to inform him of the things that were not cleaned, linens that were wet and the tv that wasn’t logged into any of the streaming platforms. The biggest disgust was that there were finger prints, hand prints and butt prints on the windows. Although, I was not with a family of four, this space is definitely not big enough for more than a couple, especially with no door on the bedroom. The pictures on the app was not actually the apartment that was provided. The building itself was cute. The location of the apartment was close to activities, but quite sketchy and loud, with no secure place to park. The garage across the street, is not attended and still cost $25. The ad says that there is 2 hour parking for unloading. However, depending on the time of the day, these spots are occupied so don’t count on that as you may have to park several blocks away.

Great stay!

The only complaint I have is the neighbors were super loud and rowdy sounding all night and early morning long. I also wished there were a full-length mirror. Other than that, very sweet little place. Thank you!

Nice Stay

We enjoyed our stay. We rented it because it was close to downtown. Didn't realize there really wasn't any parking. The place is very nice however the a/c leaves a bit to be desired. We were however in Spokane during a heat wave. In the 90's it just doesn't get cool and often kicks the breaker. Other than that this place was great. A little small but perfect for 1 or 2. We had to put the couch out everynight for our daughter and that was a very tight fit.
