Escape to a lavish retreat with your loved ones and enjoy a luxurious vacation at our newly built modern Hampton property. This stunning 6-bedroom, 6-bathroom home is conveniently located just a 10-minute drive away from both the lively villages of Southampton and Sag Harbor.
Thanks to the open floor plan, the main level boasts a grand living room, dining room, and kitchen, all in one spacious area. Savor a meal around the large kitchen island, entertain guests in the formal dining area, or take your dinner outside on the patio and enjoy the beautiful summer weather. After a day of excitement, unwind in one of the five spacious bedrooms on the upper level, each with its own ensuite bathroom, and relax on the balcony or by the fire pit.
This contemporary home offers over 5,000 square feet of interior living, curated with stylish touches and custom-built for your comfort. Enjoy ample living space and entertainment areas, including a bright and airy kitchen with new appliances and two in-unit washers and dryers. The grassy yard and mature plantings add to the beauty of the surroundings, and the spacious porch features plenty of outdoor furniture for your enjoyment.
The patio area is complete with an outdoor dining area and BBQ grill, perfect for celebrating your little victories or grilling up some homemade burgers!

There is also an outdoor dining area if you feel like dining while enjoying the outdoors and the fresh breeze of nature.
• LIVING AREA & FAMILY ROOM • Upon entry, guests are greeted by a staircase that frames the open concept hallway leading to the living room and all other parts of the home. Gather in the spacious family room and lounge with your friends and family on the custom sofa, watch movies on the TV with streaming apps available and enjoy the coziness of the space with the fireplace. The family room opens to the deck and the backyard.

• LOCATION • The property is located in a secluded corner of South Hamptons. Step outside for some fresh air and enjoy the backyard of the large grounds of the home, including the fire pit. This property is a 14-minute drive to Sag Harbor’s Main Street and a 10-minute drive to the village of South Hampton and Cooper Beach. There are a lot of nearby water activities like skiing and sailing available! You can go to the South Hampton`s day beaches, ocean beach, the village of South Hampton, tour the many local wineries, play miniature golf, or have fun skating! The activities are endless, to say the least!
Please Note: Please be aware that there is potential for noise due to a busy road near the home.

• PARKING • The home has an outdoor driveway parking available for 4 cars. There is no additional street parking available.
• OUTDOOR • The home has an open deck area with outdoor furniture that include a dining table, lounge chairs, and an additional seating area. The home also features a huge lawn perfect for outdoor activities and games such as badminton and croquet. Revel in the outdoors by connecting to the Sonos speakers while enjoying some good music.
• SECURITY & SAFETY FEATURES • The home is equipped with security cameras located on the exterior of the property. There are NO cameras inside the home. There are smoke alarms, fire extinguishers, and a first aid kit available.
• OTHER AMENITIES • The home comes with high-speed internet access, hairdryers, an office bedroom area with dedicated workspace, a butler pantry, two laundry rooms, four functional gas fireplaces, an iron and iron board, the fire pit (new addition!), and Smart TVs for your streaming apps (Please use your own log-ins for Netflix, Hulu, etc., and make sure to log out of your account prior to checking out).
The guest will have sole use of the house.

HOUSE RULES • PETS: This property is not pet-friendly. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.
• CHECK-IN: Check-in time is after 4 PM. Early check-in requests are subject to availability and cannot be guaranteed. If we`re able to accommodate an early check-in, there`s an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.
• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.
• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300. Smoking is only permitted by the fire pit.
• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.
• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Excessive damage to the property will have a liability of up to $5000. Please advise us of any damage or loss immediately upon discovery.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.
• LOST AND FOUND: Please note that all shipping is at the traveler`s expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. We do not allow any mail deliveries or packages during your stay.
• DISCLAIMER: We do not provide a propane tank for the fire pit. In addition, beers are available at home, however, you will have to replace them after consuming them (please call us if you`re unable to).
