Welcome to this expansive oceanfront estate designed for unforgettable family gatherings, reunions, and group getaways. Located directly on North Topsail Beach, this luxurious retreat offers sweeping ocean views, direct beach access, and ample amenities to elevate your stay. Accommodating up to 32 guests, this home provides generous space and privacy for all.
Step into a welcoming atmosphere that flows across three floors, each with unique features and cozy gathering spaces. The home’s multiple decks provide breathtaking views of the Atlantic Ocean, perfect for savoring your morning coffee or evening cocktails. A private pool awaits outdoors, offering a refreshing escape where guests can unwind and enjoy the coastal breeze.


First Floor: The entry level features a welcoming foyer and multiple bedrooms designed to provide comfortable accommodations for large groups. This level also includes a bunk room, ideal for younger guests, and direct access to the deck with a hot tub, allowing for seamless indoor-outdoor enjoyment. An elevator and interior stairway make it easy to access each floor with ease.

Second Floor: This level is crafted for comfort, featuring additional bedrooms and a central foyer that flows out to a spacious deck. Guests on this floor will enjoy easy access to expansive ocean views and the sounds of the waves. The thoughtful design ensures that everyone has their own space to retreat after a day of beach activities.

Third Floor: The heart of the home is found on the third level, where the main living area and fully equipped kitchen await. This open-concept space includes comfortable seating, a large dining area, and access to a covered deck with both shaded and open areas to relax. The gourmet kitchen features high-end appliances and plenty of room for group meal preparation, while a wet bar adds an extra touch of convenience for entertaining. The third floor also includes a private bedroom suite, perfect for those who prefer added privacy and ease of access to the main gathering area.

Max Occupancy: This home accommodates up to 32 guests. Occupancy count includes children and guests of Guest. Groups organized to celebrate weddings, graduation, proms, fraternity, sorority, or other school functions are specifically not allowed.

If Complimentary Linens are NOT APPLICABLE for your stay, you may bring your own linens, or we offer linens to rent for an additional fee.

BOOKING DETAILS - 

Age Requirements: You must be 25 years or older to rent this property. ID verification required prior to check in. House parties will be evicted immediately. Any group renting this property under false pretenses shall be immediately evicted with no refund.

Summer Requirements: 7-night minimum stays, Saturday Check-in/out only

TV Disclosure: Smart TVs require guests to log in with their own accounts to access subscription apps. Access credentials are not provided.

CANCELLATIONS -
Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period less non refundable reservation fee, cancellation fee, and third-party fees. Please review our Rental Policies and Cancellation Policy.

CHECK IN DAY DETAILS -
Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as your rental is ready for check in, we will send you a text message with all of your check-in instructions. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.

PREPARING FOR YOUR VACATION -
All our vacation rentals include fully equipped kitchens, basic small appliances (microwaves, coffee makers, toasters), pillows, comforters/bedspreads, television(s) and more! Our vacation homes do not supply consumable items for guest use (i.e. toilet paper, paper towels, soap, spices, cleaning products, etc.). Please plan accordingly for any items you may need during your stay.

You are welcome to bring your own linens, or we provide a linens rental service for your convenience. Some homes provide complimentary linens for select dates and this detailed information can be found in the description.  Linen package options include BRONZE (bed sheets only per bed listed), SILVER (bed sheets per bed listed, a bath towel set per occupancy, dish towel, and a bath mat per shower/tub), and GOLD (all items from the SILVER package plus one extra bath towel per occupancy).

TOPSAIL ISLAND GENERAL INFO-
WiFi: WiFi signal strength is NOT guaranteed at your rental for remote work or remote learning. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT given.   

Beach Nourishment: Beach nourishment projects help preserve and protect Topsail Island’s shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.

Water Pressure Notice: Please be aware that during popular rental dates, especially in the mornings and evenings, there may be temporary reductions in water pressure. This is a common occurrence across the island as many visitors are getting ready for the day or returning from the beach. We recommend planning showers and other water-related activities accordingly to avoid inconvenience.

Public Parking: The Town of Surf City enforces “Pay to Park” from March 1-Oct 31 from 9:00 am - 6:00 pm in the Surf City Public Beach Access Parking Lots and other marked Public Parking Lots. The Town of North Topsail Beach will enforce “Pay to Park” from 9:00 AM to 5:00 PM year-round. Onslow County operates three public parking areas/beach accesses within the Town of North Topsail Beach. To the best of our knowledge the county intends to continue operating these lots free of charge.

Leave No Trace: Topsail Island enforces a "Leave No Trace" policy in order to protect our shoreline, meaning you must remove all items, including tents and chairs, from the beach each day. Any items left behind are subject to theft, removal by the town, or possibility of being washed away by the ocean.

Turtle Nesting Season: From May to October, Topsail Island is a nesting ground for sea turtles. Be mindful of marked nests, limit oceanside deck lights, and follow local guidelines to protect them.
