We recommend having a vehicle on hand!
- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check in as early as 4 pm and must check out by 10 am.
- For your convenience, we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.
- There is dining space in the kitchen, loft, & basement.
- Guests are responsible for providing their own firewood.
- Due to the rural location of this property, cell phone reception may occasionally be spotty.
- No RV or Trailer parking.
**Please Note: The garage door in the game room can be opened manually but has no child sensor yet. So, guests will need to be careful when opening and closing the door.
**Please note: There are public paid Electric Vehicle chargers throughout downtown Knoxville, and there is not a free one available at the property.
- The detached garage is not accessible to guests.
- Please note that the hot tub takes around 6 hours to heat up. So depending on what time the property was cleaned, your hot tub may not be hot upon arrival.
- Guests are responsible for providing their own propane for grills and outdoor fireplaces. There is often a supply left by previous guests, so we recommend checking before purchase. - You may not book if you live locally without asking for permission and letting us know why you need a place in town.
- By booking with us you agree to download our app to gain access to the property.
- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest`s responsibility to do the dishes before they leave.
- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.
- You understand that your check-in instructions will be sent after successfully completing the guest portal.
- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!
- Please do not bring glitter, confetti, or anything like that to any of our properties.
- No food or drink in the hot tub.
- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.
- Due to our close proximity to the National Park, we have a large population of insects including ladybugs, house flies, stink bugs, millipedes, carpenter bees, and wasps. Although all of our properties are sprayed regularly by a professional pest control company, the city and park areas are not. During various times of the year, these insects may find their way into the property. By booking you understand that is a possibility during your stay and understand that there will be no refunds related to bugs getting into the property. We will be happy to work with you to get pest control back out if necessary.
- Please remove shoes when indoors to help limit the tracking of mud.
- Guests should try to park in the midpoint of the driveway to keep the patio area open.

We will request this after your reservation has been made - The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property. - Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM. - If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property. - No smoking is permitted on the Property at any time. - No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. - Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer. - Events and commercial photography or filming are prohibited at the Property without our express written permission. - Use of the Property for any criminal activity is prohibited. - Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property. - Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities. - You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Great property!!!
We had children living in Knoxville and wanted a place that was close to them but large enough for all of the family to be there.
This property could not have been more perfect. It’s beautiful. There is easy access from Knoxville. The house had everything we needed.
The check-in and checkout process was great and anytime I had a question the owners replied immediately.
it was a perfect place for us to spend family Thanksgiving.
We look forward to coming back to the area and will definitely stay here again.

Great stay for our family!
We really enjoyed this property. It was extremely clean, in a great location for the things we wanted to do, people had dedicated bathrooms, there were many sleeping options and numerous amenities for kids. It is definitely a managed vacation property, not a home that is used by people outside of rentals. The supplies like towels, soap, etc., we’re pretty sparse, but our essential needs were met. We really enjoyed the outdoor seating options and the beautiful nature surrounding the holes! We will definitely come back here again.

Cleaning needs improvement
Overall it is ok cabin , however it needs some deep cleaning because it was very dirty and filthy in some areas. Bed sheets and bath towels were stained, hair on the bathroom floor. Kitchenware provided was mostly unusable - pots and pans with deep scratches and half the mugs are chipped. Oh and the downstairs/basement floor has overwhelming moldy odor that makes it unbearable to be in the room. It could be a great stay if only it was properly cleaned .

ABSOLUTELY PERFECT
I literally could not wait to brag this property! The house was so warm and inviting and CLEAN! Everything was just PERFECT!!! There are 3 bedrooms and 4 full baths with endless pullout couches. The wrap around deck- BRAND NEW- was amazing with wonderful views! The property had endless things to do… game room- disk frisbee ping pong- bean bag toss and a pickle ball set up!!!! My kids and I had a BLAST! The surrounding property was BEAUTIFUL and maintained and just perfect! Haven - the property management was AWESOME to work with! They were in constant communication with any questions I had!!! Even at 9:00pm when I asked about the wi fi! WELL DONE! Beds were all comfy and new! Bathrooms were AMAZING!!!! Only thing I would say without all the praise in the world were the towels were a bit small for the bathrooms.. but they gave us enough we just doubled up!!! Laundry room was great too! I cannot say enough about this place!!! Amazing deal!! I cancelled mine and my daughters reservations at the hotel to stay together and this house made it PERFECT!!! Thank u allllll for making this place so magical!!! Can’t wait to come back to this TN cabin!!!

Great place to stay
Really enjoyed our stay at Smokys Landing. The grounds are beautiful nestled in a secluded area off a main rd, but you can't hear any traffic from the road due to the geography and the trees. There is a firepit with seating that if we had time, we would have loved to use. The house is the main attraction. Three levels with a master bedroom and extremely well appointed bathroom and a second bedroom and common bathroom on the main floor. There is a large gas fireplace that we used constantly. Top floor is another bedroom and bathroom with a loft that has sleeping accommodations. There is also a playroom that our grandkids really enjoyed. The bottom floor is another game room with a ping pong table and lots of seating.
When we come back next year we are going to try and rent this place again.
