Other things to note....Also, because we are a mountain property and located next to the creek, please be aware that the creek has the potential to overflow the bridge leading into our neighborhood, although it is rare. This usually occurs around March 1 and is because of melting snow up north in Flagstaff. This can cause traffic to be unable to cross into or out of the neighborhood for a day or two. Always look ahead at the weather and plan accordingly, by having plenty of food. Typically these events happen with lots of rain on top of existing snow in the high country. It is advisable to have an AWD or 4WD vehicle in the winter months, as snow is always a potential.
