REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.
SECURITY: Security is on-site from 5 pm to 5 am nightly.
FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.
FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.
COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.
POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.
QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!
RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.
AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.
RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.
BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.
LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.
PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.
CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Great location but space needs TLC
With public beach access directly across Highway 30A, you cannot beat the location. However, the studio apartment was not fully prepared for arrival. We had to call the management company to hook up the modem/internet as well as to get into the rental (which was not communicated ahead of time). The space was falling apart and not very clean. A previous renters driver's license has even been left behind. As a last minute find with a very affordable rate, it was a convenient place to crash when spending all day out at the beach.

Great Trip!
We enjoyed our stay so much! The condo was clean and perfect for an anniversary trip. The location is great! You can be at the beach within 2-3 minutes. My only suggestion is to bring your own pillows because the two On the bed are rather flat. The bed was so comfortable and the AC worked great. The pool at the property is also very nice. Also, the ice maker in the freezer doesn’t work, but you’re within walking distance to a gas station. I can’t wait to go back.

Quaint and Simple
We had a lovely stay here. It was all we needed for a one night stay (but quite honestly we could have stayed longer and still been comfortable!). You can’t find a better price in this area. Plus you’re next door to a bike shop, making renting bikes an ease! Place was clean and exactly as pictured.

It’s a great location to Seaside/Rosemary/Santa Rosa. Access to the beach across the street. This is a no frills condo. It’s a little run down, could use a little bit of work. We stayed for a wedding, it was close to everything that we wanted to do and the venue.
