Newly renovated and thoughtfully designed with modern sleek finishes. This ground-floor condo sits just steps from the sand. Private beach access, one queen bedroom and two built-in hallway bunks make it a good fit for couples or small families.

There is an on-site pool, a well-equipped kitchen, a full-size washer and dryer, a Google Mini for music, and four large Turkish beach towels.

Seagrove sits in the middle of 30A, a family-oriented stretch of local restaurants and shops with a tight-knit feel. Quiet compared to Destin and Panama City, though either is about a twenty minute drive if you want the bigger shopping and outings.

AMENITIES TO GET YOU SETTLED IN
Enjoy a starter set of amenities during your stay. In the kitchen you'll find 1 roll of paper towels, 1 dish sponge, dish detergent, and 2 dishwasher pods. In the bathroom, a gift set of shampoo, conditioner, body wash, lotion and soap, plus 2 rolls of toilet paper. Every trash can is stocked with 2 liners, and there are 2 laundry pods for the in-unit washer and dryer. We also leave 4 Turkish towels for the beach. For coffee, there is a drip pot, a pod-style maker, a tea kettle and a French press, though coffee and pods are not provided. From March 1 through October 31, two beach chairs and an umbrella are set up for you on the beach.

BEACH ACCESS
The nearest beach is just steps away. From the condo, step out on the ground floor and follow the walkway to the stairs that lead down to the water. This beach is private and available for guests of Beachside Condos (which includes you).

BEACH CHAIRS & UMBRELLA
Included with your stay, March 1 through October 31: 2 beachfront chairs and an umbrella set up for you on the beach each day. No hauling gear down and no rental fee.
4 large Turkish-style beach towels are provided in the unit, along with a soft cooler and a beach tote in the kitchen cabinet so you don't have to pack your own.
Outside of March-October, folding chairs are kept on the back patio.

POOL
Available year round but is not heated. 30 second walk.

LAUNDRY
Washer and dryer inside the unit.

TV / INTERNET
Two smart TVs: a 32" with Roku and Netflix in the living room, and a wall-mounted TV in the bedroom. A Google Mini is provided for music and info. You can stream your own subscription apps by signing in on the Roku. While we provide TVs and internet for convenience, service in this area can be unstable and we cannot always guarantee operation or specific channel availability.

SECURITY CAMERAS
We have 1 Ring Doorbell Cam that faces the exterior entry. There are no interior cameras.

PARKING INFO
There is space for one car (or cart) in the parking lot. It is free but not gated, and is only available to Beachside guests. Parking passes are required and will be provided in the unit when you arrive.

HOUSE RULES
- No smoking

- Events open to outside guests are not permitted.
- Total occupancy must not exceed the listed maximum at any time.
- Quiet hours 10p-8a
- Guest count must match reservation
- No local guests
- No 3rd-party bookings
- Please refrain from charging lithium ion batteries while unattended.
- Main guest must be 25+ and stay on-site
- Main guest must sign rental agreement
- Check-in: 4pm / Check-out: 10am
- No early check-in or late check-out (but we'll text if ready early)
- Hosts not responsible for temporary outages, closures (beach, pool, etc), maintenance, construction, or weather-related issues.
- No refunds outside our cancellation policy
- Rule violations may result in fines or cancellation without refund
- Lost / left items will incur a $50 fee + shipping to send back and may take up to 8 weeks during peak season (April-Aug). Please ensure you have all your belongings when you leave.
- $100 security hold required per stay; released after checkout if no damage.


CHECK-OUT
- Run the dishwasher (we can unload).
- Remove trash, including fridge. (Excessive trash may incur a fee.)
- Dirty towels in the bathroom.
- Please ensure you have all your belongings before leaving. Left items = $50 fee + shipping and may take up to 8 weeks to ship (especially Apr-Aug).

AIR CONDITIONING
Please keep doors and windows closed while the air conditioning is running, and avoid setting it far colder than it is outside. Overworking the system can freeze the unit and shut the HVAC down. If it ever stops cooling, message us and we will get someone out.

CANCELLATION POLICY
Cancellation Policy. Please review the cancellation policy at time of booking. No refunds are given outside of that cancellation policy prior to arrival or during your stay, including for weather, maintenance, renovations, utility issues, or amenity disruptions. We highly recommend travel insurance for added flexibility. If Airbnb or VRBO issues a refund outside our policy, we reserve the right to recharge your card. That said, our goal as responsible hosts is to give you the best stay possible. If we missed anything or something can be improved, let us know right away so we can make it right. We look forward to hosting you!

CHARGEBACKS
Guest agrees all charges tied to their Airbnb stay-- including extras -- are final, non-refundable, and may not be disputed. Any chargeback or payment dispute is a breach of this agreement. Guest must reimburse all costs (including legal fees) tied to any dispute. Unpaid disputes after 30 days may be sent to collections. Host may pursue all legal remedies. Host's proof of purchase is sufficient to counter chargebacks.
