We have a zero‑tolerance policy for violations of short‑term rental rules and house guidelines, so sticking to the agreed occupancy helps ensure a safe and enjoyable stay for all.

Maintenance – Routine services like lawn care or pest control may take place during your stay. If you’d prefer no service, just let us know ahead of time.

Safety Devices – A noise monitor is installed to measure sound levels only (in decibels). It does not record voices or conversations. Exterior cameras are used for property security only.

Flexible Check‑in/Check‑out – Early check‑in and late check‑out may be available upon request, with applicable fees.

House Rules – Please reply ‘CONFIRM’ after reading

We want you to feel at home while respecting our neighbors and community.

Smoking – No smoking indoors (cigarettes, cigars, weed, vaping). Outdoor smoking is allowed if cleaned up properly and no smoke enters the house.

Checkout – Checkout is at 10 AM. Late checkout without approval: half nightly rate before 1 PM, full nightly rate after 1 PM.

Noise – Quiet hours are 10 PM–8 AM. No parties or large gatherings. Noise sensors help keep things peaceful.

Guests – Maximum occupancy applies. More than 8 guests/visitors costs $50 per person, per night.

Pets – Dogs and cats only, max 1 per home. Must be approved before booking. Fee: $200 per pet, per stay. Service animals exempt.

Infestation – Guests are responsible for pest issues they bring in.

Parking – Guests have space for at least 3 vehicles on the property— 3 can park in the driveway

Damage/Missing Items – Guests are responsible for damage or theft. Charges may be up to 120% of repair/replacement costs.

ID Check – Valid government ID required at virtual check‑in for security screening.

Property Use – Residential use only. No illegal activity or commercial filming without consent.

Agreement – Guests must agree to these rules before arrival.

Maintenance – Weekly staff visits cannot be rescheduled. Management may enter to check damage or rule violations.

Events – Extra events must be approved. Disturbing neighbors may result in fines up to $1000 and eviction without refund.

No Shoes Indoors – Please remove shoes inside. A $300 deep cleaning fee applies if floors are dirtied.

Phone Number – Ensure your profile phone number is valid. Provide an emergency contact before check‑in.

Lost Items – We are not responsible for belongings left behind and cannot arrange returns. Please double‑check before leaving.

Repairs – Mechanical failures may happen. We’ll try to fix quickly, but refunds or rent reductions are not offered. Alternative solutions will be provided when possible.
