University Heights is one of San Diego's most trendy and fun neighborhoods with tons of great local coffee shops, and restaurants.  Centrally located, this is one of the most desirable places to live for locals.

Walking distance from everything University Heights has to offer but to venture further out, there are bus stops within a few blocks. If you have a car, there is close freeway access and most points of interest are an average of 5-10 minutes away.

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors in the same building, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at anytime.

Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests shall not exceed this number at all times.

STAYS LONGER THAN 30 NIGHTS
Airbnb does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking. There is one dedicated parking spot for this unit, so please review the House Manual for details on where it is. All other spots are reserved and may be towed by the other tenants so please be sure to park only in the designated spaces.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
The space is listed as child-friendly because we've gotten a lot of requests from families with infants who want to stay with us. We'd be happy to host those groups, but unfortunately, we do not have cribs or pack and plays or any bedding of that nature available for use, so please bear that in mind if it is a requirement for you.

OTHER
We strive to ensure that all of our guests have the best experience staying with us but we understand that accidents may happen. If, during your stay, anything accidentally breaks (e.g., a wine glass, photo frame, vase, etc.), please let us know right away so we can be sure to properly deep clean it after your departure. This is primarily for the safety of the next guest who will arrive after you and we generally won't charge you any amount of the security deposit for small items or decor, so please don't hesitate to let us know. We really appreciate it!

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

The property is really conveniently located in San Diego. The recent remodel was well done, and the place is super cute. I would definitely have given it a 5-star rating except for a few small items. First of all, the owner is not super great at communicating. I had asked a couple of questions, and they were never addressed. Secondly, we were there for my son's graduation from Marine basic training and we planned on staying in and cooking some of his favorites...the kitchen was not well stocked at all. There were only a few pieces of silverware, no baking sheet, no pizza pan, and very few pots (1 large and 2 small fry pans). Cooking a meal was difficult. Finally, there was no laundry detergent for the washer or hand lotion (minor annoyances, but still...). I would still highly recommend this place, especially if you don't plan on cooking anything more complicated than breakfast. The beds are comfortable and it was easy to get around in the city from this location. Best of all, it has a designated parking spot!!

Nice Location
The location is great, plenty of restaurants within walking distance. The beds were comfortable. We could have used a few more towels and washcloths. Everything else was fine. The instructions for check in were excellent and very detailed with pictures. The only caution would be that the bathroom sinks are very high and could be a problem for children or anyone under 5'2".

Nice location
This unit is part of an 8-unit apartment/condo building. It is on the first floor which is great since you don’t have to haul your belongings up stairs but is bad because the upstairs neighbor is heavy-footed and starts walking around noisily before 7am. I didn’t mind because I’m an early riser and get up before 7am but if you are a light sleeper and want to sleep in then this isn’t the place for you. The unit has a designated parking space and the owner gave detailed instructions with photos indicating where and how to park. The parking space is small and I was glad that we were driving a small car, a Prius, as otherwise parking would have been tight. The owner left bottled water, a bottle of red wine, and chocolates on our pillows for our arrival which was very nice. He was also very quick to respond with help when we couldn’t figure out the Nest thermostat. The thermostat had a set schedule to go to 76 degrees every 4 hours and we had to delete this schedule in order to get the unit cooler at night for sleeping. The kitchen was nice but lacked a toaster, there was a toaster oven instead, and only had 1 kitchen towel. Also, the dishwasher wasn’t attached to the counter and it took some finagling to get the door to close and the dishwasher to run. The unit is within a block of Park Boulevard which has lots of great restaurants and 3 blocks from a neighborhood park with picnic tables where our family was able to picnic and play games.

11 Nights!!
Property was excellent and as advertised...2 large king bedrooms with ample closet space. 2 full bathrooms with all the towels, shampoos, etc. 1 large pull out sofa bed with additional sheets/blankets. Kitchen had all the pots/pans/utensils for cooking at home. Included washer and dryer. Entrance was behind locked gate and included 1 parking space. Neighborhood was wonderful for walking to coffee/food/drinks and very quiet overall. Nest thermostat allowed for easy temperature programming. TV was easy to navigate and get to our apps like Netflix and Youtube. Communication was easy and timely with the hosts. Check in process was clearly laid out with pictures sent to us and check out process was super easy, not complicated, and no long list of things to do. Highly recommend!!

Wonderful location, 2b/2b unit worked out GREAT
This property was in a great part of town! A nice neighborhood feel and very walkable! The location lets you choose from to a variety of food options, from breakfast to lunch and dinner including a tasty vegetarian Thai spot. We headed to downtown for a show, and it only took 10 minutes to get there. The airport was also an easy ride. I would stay here again!
