# House Rules & Important Information

We want you to have an amazing stay while also respecting the home, neighbors, and local regulations. Please review the following:

**Occupancy & Guests**
- Maximum occupancy: 14 people total on the property at any time (including visitors), per city regulations
- Only guests listed on the reservation may stay overnight
- Day visitors must be disclosed and pre-approved in advance

**Quiet Hours**
- 10 PM – 8 AM (strictly enforced)
- Please be mindful of noise and respect our neighbors

**Events & Gatherings**
- Parties and large events are not permitted
- Small, low-key gatherings may be allowed only with prior approval and within occupancy limits
- Gatherings must remain respectful of noise, parking, and neighborhood guidelines
- Any unapproved or disruptive gathering may result in cancellation of the reservation.

**Parking**
- Maximum 4 vehicles in the driveway
- No street parking (local regulations)

**Pets**
- Pets are allowed with prior approval (fees apply)
- Limit: up to 2 medium dogs or 4 small dogs
- Pets must be house-trained and not left unattended
- Please keep pets off beds/furniture and clean up after them

**Smoking**
- No smoking or vaping inside or on the property

**Outdoor Food**
- Do not leave food/drinks unattended or outside overnight.

**Grill & Propane**
- No charcoal (damage = full replacement cost).
- Turn off propane tanks after use.
- Propane not guaranteed; local refills available.
- Pre-arrival refill: $75 per tank (requires 4-day notice).

**Check-In / Check-Out**
- Unauthorized early check-in or late check-out: $50 per 30 minutes.

**Pool & Spa Heating**
- Spa heating is included
- Pool heating is available upon request ($60/day)
- Please request heating in advance for best results
- Pool temperature may vary depending on weather

Please Note: Refunds are not provided for weather-related heating limitations.

**Security And Safety**
- Exterior security cameras are installed for safety (no cameras indoors)
- The pool area is not fenced. For added safety, the home includes door alerts when patio doors are opened. Children must be supervised at all times.

**During Your Stay**
Please report any issues promptly so we can assist you quickly

**Booking Requirements**
- Primary guest must be 21+ and staying at the property
- No third-party bookings
