Please keep the card in a safe place during your stay and return it before checkout. The HOA charges a replacement fee for lost cards, so a $70 fee will be charged if the card is lost or not returned.

Climate Control
This home features a dual-zone heating and cooling system for added comfort. There are two separate thermostats:
• Downstairs thermostat controls the main floor.
• Upstairs thermostat controls the second floor bedrooms and living areas.
Each zone can be adjusted independently to help guests stay comfortable throughout their stay.
To help protect the HVAC system and maintain efficient operation, temperature settings are limited as follows:
• Summer (Cooling): Lowest setting is 68°F (20°C)
• Winter (Heating): Highest setting is 75°F (24°C)

✔ For your safety and to respect neighbors: party noise alarms, outdoor camera, and doorbell camera are in place. They verify guest count.
✔ Minimum Booking Age: Guests must be at least 23 years old to book.

For Large Groups:
This home comfortably accommodates up to 13 guests. An additional guest fee applies to each guest over 10.

For the safety and comfort of everyone, all overnight guests must be included in your reservation before check-in, including children.
• Every person staying overnight, regardless of age, must be declared in the reservation.
• Infants (under 2 years old) must also be included so we have an accurate occupancy count.
• Only the guests listed on the reservation are permitted to stay overnight.
• Undisclosed or unauthorized overnight guests may result in additional guest fees ($50/undisclosed guest), modification of the reservation, or cancellation of the stay in accordance with Airbnb’s policies.

Linens and Towels Damage Policy

We take pride in providing clean, high-quality white linens and white towels for all guests. Please do not use bath towels, hand towels, washcloths, bed sheets, pillowcases, duvet covers, blankets, or decorative textiles to remove makeup, hair dye, self-tanner, shoe polish, grease, food stains, or any other substances that may cause permanent staining or damage.
Guests are responsible for the cost of replacing any linens or towels that are permanently stained, excessively soiled, missing, or damaged beyond normal wear and tear. Replacement fees may be requested through Airbnb.
By booking this property, guests acknowledge and agree to these replacement charges if items are damaged and cannot be restored through normal laundering.
