The Space:

THE SPACE

This is a brand-new, double-storey 5-bedroom house in Wembley Downs, built for families and groups who want real space, not a squeeze. Every bedroom is double-sized, and the whole house runs on ducted air conditioning and heating, so every room stays comfortable whatever the season.



The kitchen is the standout: a full butler's pantry sits behind the main kitchen, so prep and mess stay out of sight while you cook for a crowd. It's fitted with a dishwasher, oven, stove, microwave, fridge, freezer and a coffee maker, with a dining table big enough for the whole group.



There are two separate living zones. Downstairs is open-plan living and dining for the adults. Upstairs is a dedicated rumpus room plus a kids' breakout and playroom, so the little ones have somewhere to play while grown-ups get five minutes of quiet. It's one of the few Wembley Downs rentals built specifically with a family layout in mind, not a house that just happens to fit one.



SLEEPING ARRANGEMENTS

Five double-sized bedrooms across two storeys give real separation between family groups or couples travelling together. A cot (travel cot) and highchair are supplied free of charge for the youngest guests. Bring your own cot linen or sleeping bag for hygiene and safety.

There's a dedicated workspace with wifi throughout the house, so a parent or two can get a few hours of work done while the kids are in the playroom. It suits a working parent on a family trip, or a small team doing a few days of remote work together, just as well as it suits a full family holiday.

Wembley Downs sits in Perth's western suburbs, close to beaches, bushland and family-friendly shopping.

- Beaches: City Beach and Floreat Beach are both about a 5-7 minute drive. Scarborough Beach, with its esplanade dining and bars, is around 10 minutes away.

- Green space: Bold Park, one of Perth's largest bushland reserves with walking and cycling trails, is a few minutes' drive (or a 15-20 minute walk).

- Shopping and dining: Floreat Forum and The Boulevard shopping strip in City Beach are both about 5 minutes away for cafes, groceries and everyday essentials. Westfield Innaloo is roughly a 10-12 minute drive for bigger-format shopping.

- Schools: Hale School is right in Wembley Downs, a few minutes' drive, and Newman College in neighbouring Churchlands is around 8-10 minutes away, handy for guests visiting on school-related trips.

- Sport and recreation: Bendat Basketball Centre (Basketball WA's home venue) is about 10 minutes away, and Wembley Golf Course is roughly 8 minutes' drive.

- Medical: Sir Charles Gairdner Hospital and the QEII Medical Centre in Nedlands are about 10-12 minutes' drive, useful for guests visiting patients or attending appointments.

- City: Perth CBD is around a 15-20 minute drive, so day trips into town or evenings out don't cost you the whole night.

Guests working remotely for part of their stay have a proper dedicated workspace and wifi, not a corner of the dining table. And with beaches on both sides of the house, anyone here for a coastal Perth break has City Beach and Floreat Beach both close by.

Check-in is 3:00pm, check-out is 10:00am. Early check-in and late check-out can't be accommodated due to housekeeping, so book an extra night if you need more flexibility. Full check-in instructions and a guidebook (wifi, parking, photos) are sent before arrival, and a lockbox is available so guests arriving at different times can share keys securely. BEFORE YOU BOOK

• Check-in is 3:00pm and check-out is 10:00am.

• Early check-ins or late check-outs cannot be accommodated due to housekeeping schedules.

• If you need to arrive early or leave late, please book an additional night (subject to availability).



CHECK-IN INSTRUCTIONS

• Full check-in instructions are sent 24 hours before arrival.

• The guidebook is sent 30 mins prior to check in and includes Wi-Fi details, parking details, images and everything needed for a smooth check-in.

• For security reasons only one set of keys are provided per stay. Guests are welcome to use the lockbox to securely store and share the keys between themselves. It’s a safe and easy way to manage access if people are arriving or leaving at different times.



GUEST IDENTIFICATION

• At least one valid ID is required from the booking guest.

• ID is collected securely via online check-in in line with Airbnb’s privacy policy.

• Your ID is never shared with anyone and is stored according to privacy regulations.

• We may ask you to complete additional security screening and questions if your stay is less than 48 hours away.



BONDS / SECURITY

• A $250 Emergency Access & Security Reset fee applies if you lose your key, lock yourself out, or require assistance to regain access to the property.



THIRD-PARTY BOOKINGS

• No third-party bookings.

• The person making the booking must be part of the group staying at the property.



STARTER SUPPLIES

• A small starter pack is provided (tea, coffee, milk, toilet paper etc.).

• These are not intended to last the full stay they are simply to help you settle in.

• Additional items should be purchased by guests as needed.



TRAVEL COT & HIGH CHAIR

• A travel cot and high chair are provided free for your use.

• Please bring your baby’s own linens / sleeping bag for safety and hygiene reasons.



RESPONSIBLE HOSTING

• We aim to provide an excellent stay and a positive experience.

• No behaviour that disturbs neighbours, damages property, or breaches Airbnb policy will be tolerated.

• Parties, excessive noise, and unauthorised visitors are strictly prohibited. Your reservation may be cancelled and you may be asked to leave immediately without refund if found to be in breach of Airbnbs no party policy.



PERSONAL BELONGINGS

• Any food, drinks, or personal belongings left behind will be disposed of during the cleaning turnover unless you notify us within 3 hours of check-out, as cleaners begin cleaning immediately upon your check-out and cannot store items.



LISTING DISCLOSURE
