Welcome to River Rock Retreat, a haven in the heart of Cuyahoga Valley National Park. Our home is pet-friendly, so feel free to bring your furry friend along to enjoy the area`s beauty with you! Enjoy the hot tub with a nature view and explore the private trail leading to a stunning waterfall. Unwind by the outdoor fire pit, surrounded by bistro lights, and savor a barbecue with the gas grill. Walk to downtown Peninsula`s coffee shop, dining, and shops, or trails in CVNP and the Cuyahoga Valley Scenic Railroad. A short drive brings you to Brandywine/Boston Mills Ski Resorts and Blossom Music Center.

Enjoy the balance of nature and convenience in our home that will comfortably accommodate up to 6 guests. With serene wooded views from the hot tub and an on-property trail that leads to a waterfall view, our home is perfect for nature lovers or those looking for a relaxing escape.

This home features three cozy bedrooms and one and a half bathrooms. The primary bedroom is complete with a plush king-size bed and a private balcony for morning coffee, while the other two bedrooms are furnished with queen-sized beds. All bedrooms have blackout blinds, extra pillows and blankets, Roku TVs, and USB ports for your device charging.

The fully stocked kitchen, including spices and cooking oil, is perfect for making home-cooked meals, while the dining room has ample space to fit everyone. You’ll love lounging in the aesthetically designed living room playing games or watching Roku TV with your group. Finally, the three-season room offers a beautiful spot for morning yoga, enjoying a nature view, or curling up with a book.

Step outside and discover your private oasis. The hot tub and fire pit, overlooking a wooded area, set the scene for cozy evenings under the stars with six Adirondack chairs. Roast marshmallows, share stories, and create lasting memories with loved ones. The outdoor gas grill is perfect for barbecue nights, and the spacious front yard provides ample room for yard games and outdoor activities.

Please note that this is a historic home and there are some slanted ceilings on the second floor. It’s also located on a main road through the village.

There`s a writer`s cabin, garage, and basement on the property that will be locked during your stay.

Situated in the middle of the Cuyahoga Valley National Park, enjoy a leisurely stroll to downtown Peninsula, OH, where you can explore local shops, dine at charming restaurants, and experience the unique character of this historic town. Close proximity to the Tow Path trail and other hiking trails in Cuyahoga Valley National Park, Blossom Music Center, and Boston Mills Brandywine Ski Area makes our home an excellent choice for nature lovers, music enthusiasts, and winter sports lovers.

Downtown Peninsula is walkable with a sidewalk on the opposite side of the street from the home. If you prefer to drive, there is free parking at the restaurants and paid street parking.

The backyard has a sudden drop-off and is not suitable for children.
Bedrooms are located on the second floor of the home.

**PRE-ARRIVAL CHECK-IN (Happy Guest Platform)**

This property requires completion of a brief pre-arrival check-in through a secure third-party platform called **Happy Guest**. This includes:

- Agreement to the Guest Rental Agreement
- Selection of a damage protection option (waiver or deposit if applicable)

Arrival instructions will only be provided once the pre-arrival check-in is completed. Happy Guest is a simple, web-based platform that requires no app download and takes just a few minutes to complete.

**1. MAXIMUM OCCUPANCY**

Guest must accurately disclose the number of adults, children, and pets in the booking. This number applies to both overnight and daytime visitors. Unauthorized over-occupancy may result in eviction without refund.

**2. NO SMOKING OR VAPING INDOORS**

A $500 fee applies for indoor smoking or vaping. Outdoor smoking is permitted only with windows and doors closed. Guest is liable for odor or residue removal costs.

**3. PET POLICY**

Pets must be pre-approved and disclosed in advance. An Animal Addendum is required for all pets, emotional support animals, and service animals. Unauthorized animals may result in eviction and fees.

**4. DAMAGE POLICY**

Guests must choose between a refundable deposit or a non-refundable damage waiver. Guests are responsible for any unreported or excessive damage, missing items, or extra cleaning.

**5. CLEANLINESS**

Guests are expected to maintain the home in a respectful condition and report any cleanliness issues within 24 hours of arrival.

**6. NOISE & QUIET HOURS**

Quiet hours are from 10 PM to 9 AM. Excessive noise or neighbor complaints may lead to eviction.

**7. PARKING**

Parking instructions and capacity are listed in the property description. Unauthorized parking or exceeding the limit may result in fines or towing.

**8. LOCK OUTS / KEYS**

Keyless codes are active during your stay. Lost keys or lockouts may incur up to a $150 fee.

**9. LINENS & SUPPLIES**

Please refer to the listing for what is provided. Only flush septic-safe toilet paper. Plumbing damage due to misuse will be charged to the guest.

**10. ISSUES OR COMPLAINTS**

All issues must be reported immediately and within 24 hours of arrival. Guests must allow the host an opportunity to resolve any problems before requesting outside intervention or refunds.

**11. REHOUSING & REFUNDS**

No refunds or reimbursement will be offered if a guest chooses to vacate the property early or declines offered solutions.

**12. CANCELLATION POLICY**

Our cancellation policy applies regardless of reason. Guests are strongly encouraged to purchase travel insurance.

**13. SUBLETTING / THIRD PARTIES**

No subletting or third-party bookings allowed without prior written approval.

**14. CAMERAS & TECH**

There are no indoor cameras. Outdoor cameras, smart locks, and safety devices may be present and must not be tampered with.

**15. SECURITY**

Guests must secure the home when not present. Entry codes must not be shared with individuals outside the booking party.

**16. ENTRY DURING STAY**

Host or agent may access the property with proper notice. Light cleaning may be scheduled for extended stays.

**17. INTERNET USE**

Illegal or abusive internet use is prohibited. Guest assumes all responsibility for online activity and must secure their own devices.

**18. FALSIFIED RESERVATIONS**

Providing false information (age, party size, purpose of stay) will result in eviction and loss of payment.

**19. EXCEPTIONS IN WRITING ONLY**

Any exceptions must be pre-approved in writing by the host.

**20. WEATHER / FORCE MAJEURE**

Extreme weather or acts of God do not warrant refunds. If travel is affected, contact your insurance provider.

**21. TEMPORARY LODGING ONLY**

This agreement does not create a permanent residency. It is a temporary rental only.

**22. EVENTS POLICY**

No parties, gatherings, or events without written host approval. Unauthorized events may incur up to $1,500 in fines.

**23. SIGHT UNSEEN**

By booking, you acknowledge viewing the listing and understand variations in guest experience may occur.

**24. PAYMENT PLATFORM USE**

All funds are processed through the booking platform unless otherwise agreed.

**29. MINIMUM AGE**

Primary guest must be at least 18 years old and present for the duration of the stay.

**30. INDEMNITY CLAUSE**

Guest agrees to hold the Host harmless for any injury, illness, theft, or loss sustained during the stay.

**31. USE OF POOL, HOT TUB, WATERCRAFT, AND RECREATIONAL AMENITIES & LIABILITY WAIVER**

Guest acknowledges that the property may offer amenities such as pools, hot tubs, kayaks, paddleboards, pedal boats, bicycles, hammocks, fire pits, lake access, and play structures. Use of these amenities is at the guest’s own risk.

- No lifeguard is on duty.
- Children must be supervised.
- Life jackets are required for watercraft.

We gathered for a preholiday extravaganza of baking and wrapping gifts and getting ready for the holiday before the full rush of it all. This is our 18th year but first time at this property. Our stay was simply perfect! The house was beautifully maintained, clean and cutely decorated! Even had a Christmas tree! The kitchen was well stocked especially for our baking and cooking weekend we had planned. The beds were comfortable, and the entire place felt cozy and warm. A short walk to town to the coffee shop or cute little stores or a walk on the towpath! We will definitely try to come back again!

Very nice place and in excellent condition. Little closer to busy road than expected and behind property is rather limited and bordered by serious dropoff so caution is required. None of that is a big problem just requires a degree of attention for pets/children/etc. One real issue was the bath/shower situation. The claw-foot tub is beautiful and a very high step in and out and the shower is limited to surrounding curtain with controls covered so a bit of a pain to manage. Great location just outside of downtown and hot tub was very enjoyable.

We loved staying in this home gorgeously appointed with modern amenities. Beds were comfy and we really appreciated the snacks and coffee bar. The fire pit with string lights above and the hot tub added to our great experience. The walk to the cute town of Peninsula was .3 miles from the house. National Park Adventure

This place was home away from home. Had everything we needed and then some. Clean & cozy with all the accommodations. The host was amazing with clear directions and very responsive. We were able to enjoy the space with our two dogs, which is such an added bonus. Loved that this historical home is in the NP. Very close to the CVNP Boston Mills Vistor center and other close cities. The hot tub was a slam dunk for those long days hiking in the park. Slept great in cozy, quiet rooms. Driveway was a little difficult to exit but we made it work. The hike behind the house is definitely worth it, such a cute, peaceful waterfall. Would absolutely stay again! Such an amazing spot!

Perfect location and beautiful home!

The house is well stocked and close to everything. We enjoyed sitting out back and taking in the fall view. The little hike out down the hill is fun too. And you can walk to downtown Peninsula which doesn’t have a whole lot but still really cute. You can also, from downtown, pick up the Erie and Ohio Trail, which goes for 100 miles. Lovely Anniversary Weekend

My husband and I decided on a short getaway for our anniversary. I loved the feel of the house. It was very clean, and beautifully decorated with lots of extra touches. It felt cozy WITHOUT that "overly rustic" or cramped feeling that many places in similar areas have. The host was very responsive and helpful. The only reason I gave 4 rather than 5 stars on location, was that the property was closer to the road than we realized and getting out of the driveway proved to be difficult at times. There was room to turn around but traffic on the road was coming around a curve in a spot where they were typically increasing speed. This of course is not the host's fault. There is a traffic sign that says "hidden drive" but it didn't seem to slow anyone down. Perhaps a more prominent sign to mark the driveway would be helpful. We really enjoyed our stay and may return with the family.

Quaint small town home

Great location close to downtown. close to bike trails, hiking trails in Cuyahoga Valley National Park. We stayed here to attend a concert at Blossom which worked out great. home is cute and cozy, had everything you could possibly need in kitchen. Didn't have time to use fire pit or hot tub, maybe next time!

Everything you could want

This is a lovely property. The house is charming, well-equipped, comfortable and centrally located in CVNP. My husband and I and our 2 grown children enjoyed a week here. The host thought of everything. She was quick to respond when needed. We enjoyed the park (hiking/biking), dining in Penninsula, and the R&R Hall of Fame is only about 35 min. away. Great house & location

Weekend getaway

My husband and I had an amazing weekend getaway. The home served as a perfect base camp for exploring and hiking in Cuyahoga Valley National Park. We have stayed in numerous VRBOs over the years and this definitely ranks in the top. The attention to detail and all the little extras were wonderful surprises. Though only in the home for a weekend we would have been comfortable there for a much longer visit. Will definitely book here again when we return to the area.

3 Day Getaway

This is a charming, comfortable house that worked perfectly for us. The location is ideal for visiting Cuyahoga Valley NP and Cuyahoga Metropark. The host was easy to communicate with. We enjoyed our stay very much.

Great location & comfortable stay!

This house was perfect for our family of five. Very clean, well-decorated, exactly as described in the listing. Communication was top-notch, check-in was simple, and there wasn't a long list of things to do before check-out. We really felt like we were pampered on this stay and appreciated all the details like empty closets with hangers, luggage racks in all the bedrooms, plenty of hooks in bathrooms and entryway, well-stocked coffee/tea supplies, and a handwritten welcome note and bowl of snacks! Large parking pad with plenty of room to turn around before pulling out. Only thing to note - the shower is a converted claw-foot tub which could be difficult for someone with mobility issues to navigate (stepping into and out of), but it wasn't a problem for us - just something to be aware of if that would affect you. Other than that, the house was simply amazing. The location is awesome - in the small town of Peninsula, right in the middle of Cuyahoga Valley National Park. Right down the road from a coffee shop, two restaurants, and a small upscale market. Short drive to the NP Visitor's Center and several trailheads. Close enough to Cleveland if you want to spend a day in the city, which we did. We enjoyed our stay and will book again if we plan another trip to the area.

Great Place, Great Location
