THE HOME
This 3-bedroom, 2-bath home sleeps 6 in about 1,480 square feet, built in 2025. Features include a gallery of the owner's own photography of Northwest Arkansas: fishing and landscapes in the living room, mountain biking, golf, and local museums in the bedrooms, and local sights along the hallway.

The primary bedroom has a king bed, a Roku TV with a sound bar, and its own bath with a large walk-in shower. Every bedroom has blackout shades, USB charging, a luggage rack, and a real closet. The second bath has a bathtub for a long soak after a day out.

WORK FROM HERE
The queen bedroom is set up as a full remote workstation, with a desk, an ergonomic chair, a footrest, and a 32-inch Samsung smart monitor you can plug your laptop into. The Twin XL room has its own desk and a second Samsung smart monitor. Both monitors double as smart TVs when the workday is done. Fiber WiFi at 1,000 Mbps handles video calls and large uploads with ease. Stays of up to 28 nights are welcome, with weekly and monthly discounts.

THE GARAGE
The two-car garage comes with the house, something many hosts here keep for themselves. One full-size bay keeps your car out of the weather. The second bay is set up for bikes, motorcycles, and watercraft, with a bike repair stand, wall racks, a floor pump, tools, and wash supplies, so you can roll straight in from the trail or the lake.

BRING THE DOGS
The yard is fully fenced, and a dog amenities box is ready with bowls, towels, treats and waste bags. Up to 2 dogs for one flat $25 fee per stay; service animals always welcome. No cats due to owner allergies please.

THE KITCHEN
Granite countertops, two bar stools at the kitchen counter, and cookware for 8, plus an air fryer and a crockpot. The dedicated coffee and tea bar has a Keurig with free pods, a drip pot, and an electric kettle.

EVENINGS IN
Carry the George Foreman grill from its spot in the garage out to the covered back patio and grill dinner while the dogs roam the fenced yard. Then settle in by the fireplace for a movie on the Roku TV with the pro sound bar and subwoofer. Streaming is fast and reliable, and the living room also has a DVD player with a variety of DVDs, plus games, puzzles, and coloring books for a quiet night in. RIDE FROM THE DOOR
U.S. Bike Route 251 borders our neighborhood, 0.2 miles from the garage, and reaches Bella Vista's east town line about 3/4 mile away. Slaughter Pen and Coler trails are close by, OZ Trails Bike Park, Arkansas's first chairlift-served gravity park, is 8.5 miles from our driveway, and the Razorback Greenway connects you car-free to Bentonville.

BELLA VISTA, NEXT DOOR
As Bella Vista POA owners, we sponsor guest passes to the lakes, pools, the beach at Lake Avalon, fitness centers, and marina rentals, access the public can't buy. A small guest-rate fee applies; request at booking or 7+ days before arrival. The POA lakes are about 13 miles by car, and golf (108 holes) is open to everyone.

Pea Ridge National Military Park, 5 miles. Crystal Bridges and downtown Bentonville, 10 miles. XNA airport, 22 miles. The new Walmart World HQ is less than 8 miles on a direct road.

COMFORT AND CARE
Central heat and AC, an iron, and a hair dryer are all here. The only camera on the property is a Ring doorbell camera at the front door.

We're owner-hosts who stay in this house ourselves every month, and our local manager lives in the neighborhood and can be at the door quickly if anything comes up. Arrival is easy with keypad self check-in.
