Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

Park City Fire Code Official Dave Thacker has issued an open fire and fireworks ban effective immediately within Park City limits.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

Beautiful location! Large home well appointed! LOTS OF STAIRS. Needed attention to a few repairs. Outside area needs cleaning before guests arrive. VERY IRRATATING NEIGHBOR! Overall home was large and fit our needs. Beds comfortable and all clean.

Perfect house perfect location
We stayed at this beautiful house for our recent family reunion. It was just what we were looking for! Our family ranges in age from 3-70+. There were a couple of minor issues but the management company was extremely responsive at getting them addressed quickly. I would definitely stay here again. Bonus… very close by car (less than 10 min) to both Deer Valley and Park city Main Street. 2 minutes walking to amazing hiking and mountain biking.

Trees, views, amazing deck
This property is a little older, but lots of great amenities! Never a dull moment with all the games, racket ball court which doubles as a volleyball court, ping pong, pool. Could use some upgrades to some things, like cooking pans, better toilet paper, pillows and comforters, but that may just be my taste in pillows etc… the property was a GREAT value for what you get for the price. The deck is amazing and private, surrounded by gorgeous trees, great location near town and views of the ski trails from inside the house.

Perfect property for our big group. Also we were able to bring our fur babies which was very important for us. The house fit our needs and was very comfortable …very easy process of checking in with an automated system. The house had a very interesting layout and was full of Nooks and crannies to explore. We would definitely stay here again, and I would also use Avant again.

Lots of space for a large family
We stayed here with our extended family, and it was great, plenty of space. The racket ball room and spa were a lot of fun for the kids. Sheets were not provided for the pull out couch beds or air mattresses though (which they do count as beds so they should have had sheets). There are two sets of washer and dryers so that was very handy for washing towels and drying wet clothes. The showers and Floors were not very clean, Over all a good experience.

Amazing place for gathering!
This was the perfect place to celebrate my birthday with friends! The hotub and sauna were so relaxing & the racquetball room with ping pong was an absolute blast! We arrived right at the check in time, however the cleaning crew was still working. I let management know about a half hour into waiting and they extended our checkout time 3 hours! They didn’t need to extend it that long but we were so grateful they did! I would definitely recommend staying here for a large group! It was relaxing and fun and such a beautiful home with amazing views!

I personally booked the property
Place was overall nice however for large property it was missing items. There were only 2 kitchen towels both were not in good shape, no pizza cutter/no pizza pan. Lack of silverware for a larger group. No tongs for BBQ, had to buy some. Pool table felt is old needs new felt, one corner pocket is falling apart. On the positive outdoor patio and BBQ was great.

Great house for up to 14 guests.
We really enjoyed our stay, the house is set up well for a large group, the location is great, but it we did have some issues that needed to be addressed. We arrived later in the evening only to find that we were missing some linens and blankets. We contacted management but the earliest they could get to us was the next morning so kids had to sleep in ski clothes. Second, the hot water in the master bedroom shower wasn't working properly,. Unfortunately, local management wasn't very responsive to this issue and pretty much ignored it for the entire week. Cold/cool showers aren't very fun. To be fair, Avantstay corporate contacted me after our stay and did offer some concessions, which was very much appreciated. They didn't try to sugar coat it. Lastly, the coffee maker and electric cook top need to be replaced, neither one works properly. Sorry to list all the negatives but I wanted to document them for the next renter. All this said, we truly loved our trip to Park City and this house was a really great option for our group! Thanks again to Avanstay corporate for working with and owning up to the shortfalls.
