Welcome to Gulf Life, our upgraded, completely remodeled beachfront studio at Top of the Gulf offering free beach chair setup!

This is one of the most gorgeous condos in an exceptionally clean and quiet complex on Thomas Drive. It is modern with a beachy feel with an AMAZING view of the Gulf of Mexico. Located on the 2nd floor, Gulf Life offers a fully renovated kitchen with a workstation sink, stove, refrigerator with ice maker, microwave, dishwasher and everything needed to cook delicious meals. You'll enjoy a Keurig machine as well as a regular coffee maker.

The condo features a tile floor, large 70 inch smart TV; PS4, 60 inch fireplace; two comfortable Euro queen size beds (one bed with cooling system) and a dining booth. The updated bathroom has a large walk in shower with a seat and rain shower head.

The studio does not have a private balcony but the newly installed windows open and a bar area welcomes you to sit and enjoy the magnificent view, sound and smell of the Gulf.

Top of The Gulf Resort is an adorable, small resort right on the beach with common balconies on each floor with chairs for guests to enjoy. Located in the heart of Panama City Beach, it is within walking distance to restaurants such as Pineapple Willys, Hammerhead Freds, Mellow Mushroom, plus mini golf and many other activities.

This family-oriented complex has a large pool, toddler pool, seasonal snack bar, a massive sundeck overlooking the white sand of the Emerald Coast, and coin laundry rooms on every other floor. Primary renter must be at least 25 years old, sign a rental agreement within 48 hours of booking and be present for the duration of the stay.

A $30 cash fee is required by the Resort to be paid upon arrival (ATM available in office). Guaranteed parking for one car; a second is possible depending on occupancy of the resort during your travel dates (highly unlikely in the summer) or there is a pay lot 1-2 miles away.

INITIAL SUPPLIES - UPON ARRIVAL
Florida Panhandle Property Management furnishes a few essential items for guests to utilize until they can get to the store. One roll of toilet paper in bathroom & one paper towel roll in the kitchen. All bed linens & towels are provided, as well as beach towels and black makeup washcloths.

IMPORTANT INFORMATION IN ORDER TO ENJOY YOUR STAY
*This unit sleeps up to 4 people.
*NO smoking (cigarettes, marijuana, cigars) or vaping allowed.
*Check-in is at 4:00 pm, and check-out is at 10:00 am.

Primary renter must be 25 years of age and remain on property for the duration of the stay. In accordance with Florida State Statute 509.41, reservations made under false pretense are null and void, and check-in will not be allowed, or guests will be asked to vacate the residence without refund.

Property Wristbands: Must be worn on your wrist at all times while on the property. This is for your safety, as well as for your fellow guests. Replacement of a lost guest band is $50 payable by credit card (Amex, Discover, MasterCard, VISA).

Quiet time hours & disturbances: Quiet Hours: 10:00 PM – 10:00 AM

Be mindful of other guests and keep noise levels to a minimum at all times. This resort has a zero-tolerance noise policy. If there is a noise complaint from other guests, security, or neighbors, you may be issued a warning or be asked to leave the resort without a refund.

Pool Hours: Open 8am-10pm / Closed from 10pm– 8am for maintenance.

Chairs are available on a first-come, first-served basis. Towels and other personal items do not reserve chairs. People do. Refer to posted pool rules before entering pools or hot tubs.

Please note: In case of hurricanes or inclement weather or due to necessary repairs, certain amenities may be closed and/or unavailable during your stay. We cannot guarantee the availability of any of the resort's amenities.

Pet Policy: Guests may not bring pets to Top of the Gulf - No exceptions.

Please be advised that while we do offer free Wi-Fi, service in the area can be spotty regardless of provider. Should you require stable internet service for work or pleasure; please bring an ethernet cord to plug into the router or bring access to a hotspot with you. Limited tech support. No refunds for any interruption in Wi-Fi or Cable television service during your stay, NO exceptions.

No parties or unregistered guests.

Lack of adherence to any of the above will result in immediate eviction and no refunds of any kind.
