This newly renovated 1-bedroom, 2-bath beachside condo is styled with an inviting coastal theme, and every space is designed to take advantage of the stunning water views. Guests will love all the amenity perks the Regency Towers complex has to offer along with the condo's second-floor location that provides fast access to the beach and eliminates long elevator wait times.

The residence boasts a full kitchen with bar seating that is ideal for preparing and serving home cooked meals, and open sightlines to the dining and seating areas guarantee beautiful views of the Gulf from any spot in the main social space. Off the living room is a covered balcony with outdoor seating overlooking the water that is perfect for enjoying the famous sunrises and sunsets that can be seen from Panama City Beach. The private en-suite bedroom with a separate entrance to the balcony features a king bed and ample storage for tucking away travel items. With a pull-out sectional in the living room, sleeping arrangements comfortably accommodate up to 4 guests, and the 2 full baths are so convenient during the morning rush to get down to the beach.

-Starting January 1st, 2024 - The new parking & registration policy will be as follows:
Each renter will be issued ONE parking pass and armbands for $40. A second parking pass MAY be issued for an additional $15 depending on how full the parking lots are. When we reach 70%(+) occupancy, then renters will be issued only ONE pass for the inside lot regardless of occupancy of condo. Credit/Debit Card only, No Cash. Once 70%(+) occupancy has been reached you may or may not be able to received the second pass to park in the overflow lot only. Parking passes must be hung on the rearview mirror and must be clearly visible at all times. Maximum passes for a 1 or 2 bedroom unit is 2 parking passes only if space is available.

-No smoking or vaping, no pets, and no events allowed.

-Guests must be 21 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay.

-Third party bookings are NOT allowed.

-A rental agreement must be signed to confirm your reservation. If the agreement is not signed and the reservation is not paid in full, you will not receive the arrival information. Provided all requirements are met, the arrival details will be emailed 7 days prior to your scheduled arrival.

-Check-in is anytime after 4 PM Central Time. You may request an early arrival for an additional fee; however, please note that it is not guaranteed, as it depends on the availability of the unit after morning check-outs and the cleaning & inspection schedule. If you require an early arrival, you may consider booking for the night prior.

-Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee.

-Quiet hours are 10pm to 7am per the Bay County Noise Ordinance

-Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property.

-Supplies:
We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 1 trash bag per trash can, 1 packet of dish detergent and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store.

-By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun & Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group. Neither the homeowner or Sun & Sand Rentals are liable, financially or otherwise, for any accidental or intentional third party damages your party causes.

We arrived late and had no problem getting through the gate and into the condo. The condo was perfect, updated fans and decor, the view was amazing. The kitchen was well stocked with everything you would need to prepare a good meal. The beds were very comfortable and there were plenty of towels in both bathrooms. Above all was the cleanliness, you could tell the owners/cleaners take pride in their job. We will definitely be back.

Perfect Stay

Loves this cozy one bedroom condo. It’s at the end of the towers so a little more private . The room was very clean and second floor was perfect!!! Super easy access to the beach. Amanda, the host, was excellent in her communication and very sweet. Tv wasn’t working and she brought over a whole new Roku and connected it the next morning . We are already wanting to book for next year.

Girls trip. Everything was great. Great location and we liked the easy access to the beach and pool. Sheets were clean but had stains on them and that was a little off putting. Everything else was good and we would stay again.

Great place, even greater location!

This is our second stay here. We love the second floor location. Check in was easy and fast. We had only minor issues that would not deter us from staying there again. Linen was the number one issue. We have two daughters with super long hair and we only had 4 bath towels for the whole unit one wash cloth for the dishes and one hand towel for the kitchen, a few extras would have been nice. No pot holders in the unit and much need of a better can opener.

Just what I needed!

Great location. Easy access to room, just one set of stairs. No elevator wait. Quiet end of the building, away from pool area. Clean, comfortable, and very nicely decorated. Loved it! Would definitely stay again. Only suggestion would be more bath towels. There were 3 of us and only 4 towels for a 4 night stay. We were able to wash them, since the washer and dryer are in the unit but it would be nice to have 2 per guest.

Great access, perfect spot!

The condo was as described. Although dated, it was functional. The best thing was it's proximity to the beach. Being a corner unit and located just by the stair, it was a short walk to the beach or to the parking lot. No need to wait on the busy elevator.

Nice condo on 2nd floor!!!

1 br condo on 2nd floor was super getaway. Quiet end of Thomas Drive. Very nice and clean. Living room and bedroom opened up to balcony which was nice size. I would definitely stay here again. Great for individual, couple or family. Parking was good just not covered deck. Short walk to beach and 2 large pools plus kiddie pool. Highly recommend this condo ! ❀

The place was a bit out dated. Showers, tubs and the bathrooms shower fixtures. Kitchen sink faucet needs updating and the sprayer had mold buildup on it. I know it takes time and money to have these things updated.

It was exactly as we expected

The rental was clean and all communications were quick and accurate. The only negative part was they were doing beach restoration directly in front of Regency Towers the week we were there. We were unable to use the beach in front of the condo and we had to walk quite a distance to access it. Overall we had a great experience .
