A beautifully decorated 4 bedroom, 3-and-a-half bath that can comfortably accommodate your entire family. At ChampionsGate, you'll be close to golf, shopping, dining, Theme Parks and all the spectacular attractions Central Florida has to offer.

The main living area boasts a 65-inch Roku Smart TV with cable, Xbox One game console, and a ceiling fan. The kitchen is fully equipped with a dishwasher and all the other large and small appliances. All linens, towels, kitchen utensils, and dishes are provided as well.
A great private patio area has four comfortable seats and a 28-inch gas fire pit table. There is also a large Charbroil BBQ grill rental available for an extra charge (one-time fee of $60,00 - please note that the propane tank refill is not included).

Four spacious bedrooms, and all beds have new mattresses and new spring boxes that are sturdy and noise-free. One master bedroom is conveniently located downstairs. In this room, you will find a king-size bed, a new ceiling fan, a 50-inch Roku Smart TV, and a full ensuite with a walk-in shower.

On the second floor, there is another master bedroom with a king-size bed, a new ceiling fan, a 55-inch Roku Smart TV, and a full ensuite with a walk-in shower. The third and fourth bedrooms also have their Smart TVs, and these bedrooms share one bathroom with a shower and bathtub. The kid's bedroom has a Mickey Mouse themed room with a loft bunk bed twin/full size and can accommodate up to 2 adults and 1 kid. The queen size bedroom has a newly decorated Harry Potter themed room.

The Fountains Resort at Champions Gate has a beautiful zero-entry pool, a hot tub, and a gym at the clubhouse (the spa is heated year round and set at 100 *F / 38 *C). The pool heating schedule starts the week before Thanksgiving until Easter Holiday and the temperature is set to 84 *F / 29 *C.
There is also a lovely lake!

PARKING: Rest assured that you will not have to fight for parking which no one likes doing. Guests will have full access to the one-car garage, which means you can stay dry from the spontaneous Florida rain showers. There is a driveway that can accommodate one additional car and, if you need more options, there are a few extra parking spaces very close to the house.

PETS ARE PROHIBITED

RESORT AMENITIES: No extra fee. Access to the pool and fitness center is included in the booking fees. The pool/spa hours are set from dawn to dusk.

SMOKING AND VAPING ARE STRICTLY FORBIDDEN
Guest will be charged a deep cleaning fee of USD 450 if there is evidence of smoking in the Property. Guest must also comply with all smoking restrictions in or around the Common Areas or Common Facilities.

Check-Out Procedures:
The guest is responsible for completing check-out procedures including taking out all trash, securing all doors and windows, and leaving the unit damage-free and in good shape. Any deep cleaning needed or excessive trash removal will be billed to the tenant.

Welcome/start essential kit will be provided; guests can purchase additional supplies at the nearby supermarket.
