SPACE FOR YOUR GROUP
Relax in the teal king primary suite with private ensuite, soaking tub and separate shower. A second bedroom provides a queen bed. Two themed bedrooms each have queen-over-queen bunks and a twin trundle; these rooms share a Jack-and-Jill bathroom. Review the sleeping arrangements before booking to ensure they suit your group. Maximum occupancy is 14.

POOL DAYS AT HOME
Swim, stretch out on a lounger or share a meal beneath the covered lanai. Pool heat is optional at $50 per night, must cover the entire stay, and requires at least 24 hours’ notice and payment before activation. Heating performance depends on weather. A pool safety fence and door/window alarms are provided; children still require active adult supervision.

FAMILY CONVENIENCES
A stroller, convertible high chair/booster and Pack ’n Plays help simplify travel with little ones. Bring your own fitted Pack ’n Play sheets; these are not supplied. The kitchen has cookware and serving pieces for family meals, while the washer and dryer make longer visits easier.

YOUR ORLANDO-AREA HOME BASE
Explore Walt Disney World, Disney Springs, Universal Orlando, SeaWorld and LEGOLAND Florida, then return to a residential setting in Davenport. ChampionsGate-area dining, golf, groceries and daily essentials are nearby. A car is recommended, and travel times depend on traffic. This home is not within ChampionsGate Resort and does not include its water parks, lazy rivers or clubhouses.

PLAN YOUR ARRIVAL
Check-in is 4 PM; checkout is 10 AM. Early arrival and late departure require advance written approval and availability. For guaranteed extra time, reserve the adjacent night. Self check-in details are sent privately before arrival.

The driveway accommodates a maximum of TWO vehicles. No overnight street parking or overflow parking is available. Larger groups should coordinate transportation before arrival.

IMPORTANT DETAILS
Quiet hours are 10 PM–8 AM. Small gatherings require advance approval and must follow occupancy, parking and HOA rules. No large parties or unauthorized events. No smoking or vaping inside the home or screened lanai. Pets must be disclosed and applicable fees paid. Do not disable pool alarms or the safety fence. Do not use damaging adhesives or decorations, and keep the thermostat at 70°F or above.

The home is single story but has not been modified for wheelchair accessibility. The garage currently has ping pong, not an arcade. Occasional traffic, emergency sirens or distant fireworks may be heard. The backyard is open, not advertised as fenced. Because pets are welcome, guests with severe animal allergies should consider this before booking.

* Small gatherings are welcome only when occupancy, parking limits, quiet hours, and HOA rules are followed. No large parties or unauthorized events.
* Pets must be included in the reservation. Applicable pet fees apply. Please clean up after pets inside and outside.
* No smoking or vaping inside the home or screened lanai. Smoking is permitted outdoors only in designated areas.
* Pool safety matters. Children must be actively supervised at all times. Do not disable or tamper with the pool safety fence, door alarms, or window alarms.
* Pool heat is optional at $50/night and must be requested at least 24 hours in advance.
* Do not use tape, adhesives, nails, or decorations that may damage walls, furniture, doors, or finishes.
* Please do not set the HVAC below 70°F.
* No food or grease down drains. Please treat the plumbing carefully.
* Check-in is 4:00 PM and checkout is a strict 10:00 AM. Unauthorized late checkout is charged at $100 per 15 minutes.
* Please place trash in the designated bins and follow all posted trash instructions.
* Guests are responsible for damage caused by members of their group, visitors, or pets.
