The Space:

Morning light filters through the patio doors as the house slowly comes to life - kids drifting toward the themed loft, coffee brewing in the kitchen, and plans forming for another Disney-filled day. In Kissimmee’s warm, consistent climate, time flows easily between indoor fun and laid-back afternoons by the pool, with space for everyone to spread out and reconnect.



The home

This entire villa is set up for large groups, offering nine bedrooms, six bathrooms, and multiple gathering spaces across two floors. Two living areas give you room to relax at your own pace, while the upstairs Star Wars loft and dedicated game room create natural hubs for play and friendly competition. Central air conditioning keeps the home comfortable year-round.



Sleeping arrangements

The layout balances privacy with flexibility for families and groups.

Downstairs includes a king bedroom and a bedroom with two queen beds and a crib. Upstairs, you’ll find additional king bedrooms, themed rooms with bunk beds and twin beds, and rooms with full and twin beds. Bed types and configurations are exactly as listed, making it easy to plan sleeping arrangements in advance.



Kitchen and dining

The kitchen is designed for real meals and shared moments, with full kitchen access and generous prep space. Indoor dining areas accommodate group meals, while the open flow between kitchen and living spaces keeps everyone connected.



Outdoor living

Step outside to enjoy the private pool and hot tub, surrounded by patio seating that’s well suited to Florida’s warm days and relaxed evenings. A BBQ grill makes casual outdoor meals part of the rhythm of your stay.



Entertainment and amenities

Inside, the game room features favorites like a pool table, along with additional games and consoles. TVs throughout the home support movie nights and downtime. Practical touches like washer and dryer, bathroom essentials, and self check-in with a smart lock help your stay run smoothly. Beach essentials are provided for day trips.



Resort access and location

Located in the Windsor at Westside community, your stay includes access to resort amenities such as a clubhouse, fitness center, water park, lazy river, sports courts, and on-site dining options. Disney World is approximately 20-25 minutes away, with SeaWorld and Universal Studios also within easy driving distance.

The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that washes into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.



We value safety and privacy and that's why we would like to mention we have cameras outside for security purposes, none of them pointing to the pool area.
