- Pool heat is available for $35 per day (3-day minimum; minimum still applies for shorter stays)
- Must be requested at least 24 hours before the day you want heating to start
- Pool and spa share the same water system (connected and circulate together)
- The attached spa is not a hot tub

GRILL (OPTIONAL)
- House grill use requires a $35 cleaning fee per stay
- Propane refill is not included (guests may use remaining propane if available; refills are not provided)
- Guests who wish to use the grill must sign a BBQ Liability Waiver

EXTRA / CONCIERGE SERVICES (OPTIONAL, NOT INCLUDED)
- Optional add-ons may include (but are not limited to): pool heat, grill use, early check-in, late check-out, mid-stay cleanings, and other concierge services

RESORT / COMMUNITY AMENITIES (OPTIONAL RESORT FEE)
- Clubhouse amenities are available for an additional one-time resort fee paid at the clubhouse front desk at check-in:
- 1–12 guests: $35
- 13+ guests: $45
- Clubhouse is approximately 3 minutes by car or 17 minutes on foot
- Community amenities may include:
- Gated community and 24-hour security
- Community pool, lazy river, hot tub, water slide/waterfall
- Pool café, cabanas
- Fitness center
- Volleyball and tennis courts
- Picnic area, business center, playground, soccer field
- Clubhouse administration may charge optional additional fees for certain activities (events, seasonal activities, rentals, etc.)

PETS
- Not pet-friendly
- Service animals and emotional support animals are welcomed with a written request at the time of reservation

PARKING / VEHICLE RULES
- Commercial vehicles, RVs, trailers, motor homes, and boats may enter temporarily for loading/unloading only

MAIL / PACKAGES
- This is a vacation home and does not have a mailbox
- Packages may be shipped to the management company office (ask for details)

WILDLIFE & PESTS (FLORIDA NOTE)
- Florida is home to wildlife and insects; occasional sightings can happen even with regular pest control service
- If you experience an issue, contact us and we’ll do our best to help; no refunds are issued for wildlife/pest sightings

GUEST ACCESS
- Guests have access to the entire home (except garage, which is used as a game room)
- Resort clubhouse access requires the optional resort fee described above

CHECK-IN / CHECK-OUT
- Check-in: 4:00 PM
- Check-out: 10:00 AM

WHAT’S PROVIDED (LINENS / TOWELS)
- One set of linens per bed
- One sanitized towel pack per guest (1 bath towel, 1 pool towel, 1 hand towel)
- Wash cloths are not provided

SELF-CATERING STARTER KIT (BASIC)
- One toilet paper per bathroom
- One small bar soap per bathroom
- One paper towel per kitchen
- One trash bag per can
- Small dish detergent + one sponge
- Laundry detergent (1 load)
- Mini shampoo + mini conditioner

NOT PROVIDED
- Oil, salt, pepper, seasonings, or food

GOOD TO KNOW BEFORE YOU BOOK
- After booking, we’ll send a link in Airbnb messages to complete a quick check-in step through a secure guest portal. This may include confirming guest details and uploading a photo ID. Required prior to check-in.
- Guests must provide an email address to receive host communications (including any required agreements and check-in instructions).

** NOTE
For guest safety and property protection, we may request ID verification and may collect either a refundable damage deposit or a non-refundable damage waiver fee prior to arrival (platform rules permitting).
