We know. We know. Rules totally kill the vibe! BUT in order to ensure you have the “kōziest” stay possible and you know everything there is to know about your interim home away from home, we’ve got to lay down some of those kill-joy House Rules. (Boooooo! ☹)

If you don’t understand something or are totally not feeling these rules, please feel free to contact Leanne in Guest Services via the Airbnb app and yell at her. It’s all her idea anyway. You can also e-mail her really mean things. Otherwise, we look forward to hosting you and thank you so much for choosing The Kōzi Bleu as your place away to stay.

THE KILL-JOY HOUSE RULES

IMPORTANT: Following are the actions that will ruin our budding friendship and cause immediate eviction from the property, termination of the booking without refund, and a surcharge of $250 for secured removal from the home. So, we beg you not to do any of these things:
• Have a party or event
• Ignore the quiet hours
• Exceed the maximum number of daytime guests
• Tamper with the security devices
• Have illegal substances or underage drinking on the property

Additional details about each of these rules can be found in the descriptions below.

1. COMMUNICATION: Please download the Airbnb app as it is the fastest way to communicate with Donna.

2. RESERVATOIN CONFIRMATION: Please note your reservation is not confirmed until you validate your identity and sign our rental agreement, which includes these house rules. Instructions will be sent to you after Airbnb reservation approval.

3. CANCELATION POLICY: The Kōzi Bleu maintains a Firm cancellation policy. Unlike hotels, we are renting only one awesome space that is off the market for the entire time of the reservation. This limits our ability to rent the home to a new friend, making cancellations costly.

For reservations that are 14 days or more prior to the property’s local check-in time, you may cancel 48 hours after making the reservation for a full refund.

For reservations that are less than 14 days but at least 7 full days prior to the property’s local check-in time, you may cancel for a 50% refund of the nightly rate, and the cleaning fee, but not the service fee.

For reservations that are cancelled less than 7 full days prior to the property’s local check-in time or if you vacate the property prior to the local checkout time, you will not be refunded.

If you are unsure about your trip or worry about potential cancellations due to issues like family emergencies, bad weather, or flight/rental car delays, we highly recommend you get travel insurance.

4. DEPOSITS: Refundable security deposits are at our discretion for any accommodation or amenity offered.

5. CHECK-IN: Self check-in is available any time after 3:00 p.m. Pacific Time
The door code will be sent 15 mins before that time. We will try to accommodate an early check-in if we can but can’t promise availability because our place is so awesooooome that we tend to stay fully booked and, unfortunately, sometimes we have issues with rule #6.

Though we can’t imagine this ever happening, should you arrive and find the space is not safe or clean, amenities are missing or not working, or the home is not as described in the listing, please notify Donna in Guest Services immediately via the Airbnb App for a swift resolution. Note these issues must be acknowledged within the first 2 hours of arrival and your notification will serve as authorization for us to come to the property and remedy the problem. (Again, we don’t see this ever happening, but just in case…)

6. CHECKOUT: 11:00 a.m. Pacific Time
We know you’ve been having a great time and maybe hanging out a little late, but it is really important you checkout at 11:00 a.m. to allow our housekeeping team adequate time to execute COVID cleaning protocols and prepare the home for our next guest (and maybe even to help us accommodate an early check-in request - see how this works 😉).

Because this is super important to us, failure to checkout on time without prior authorization will result in a surcharge of the base rate for one night. (Note the “prior authorization” part! If you request a late checkout at least 24 hrs in advance, we’ll see what we can work out.) If we lose the next reservation due to an unauthorized late check-out, the guest will be charged the cost associated with losing that reservation. (In other words, the departing guest will be charged what the reserving guest was going to pay.)

Prior to vacating the property, we would greatly appreciate you helping us out with the following: Do not make the beds, place all dirty towels on the bathroom floor, load all dishes in and start the dishwasher, remove all trash from the property and place it in the outside receptacles, close and lock all doors and windows.

Family Vacation

The house was very clean, the beds were comfortable. The furniture was comfortable. The host was ready to answer any questions very quickly. There was easy access to all things needed, like dishwasher soap, laundry soap, extra towels, chairs and boogey boards for the beach. A large ice chest too. It felt like home. Plenty of kitchen appliances and accessories for cooking. The layout was open and cozy. We really liked it. Must go to Parlor Doughnuts and get cronuts!

Loved the decor in house , all new and professionally done. House had everything we needed, comfortable beds. Back yard had everything as seen on website. Hostess responded immediately to any guestion. As I gave a 3 star for neighborhood , I still felt safe. Everything needed for shopping was just a couple of blocks away. The best was actually a mile from beach, Oceanside pier and so many sights and restaurants were all there. No air , but many ceiling and rotating fans. Really wasn’t hot in late June. This is a winner , better book.

Amazing place to stay close to everything

Absolutely incredible home in arms reach of everything. My wife, dog, and I stayed here for a week and it was the best place we have stayed in Oceanside. The home was impeccable and the host was a dream to work with. The check in was a breeze and the home was EXACTLY as described and pictured in the listing. I could not recommend this place more. I wish I could give this place more than 5 stars. You will not regret staying here at this location!!

Perfect home to enjoy with family for Mom’s milestone birthday

My family & I had an amazing time at the Kozi Bleu. The lay out was perfect for entertaining & enjoying one another with ample room & openness to hang out. The weather was lovely so we opened the folding door/wall in the living room daily so you could look out all the way to the backyard from the kitchen. We loved seeing the sunny Oceanside mural through out the space. The fire pit seating & hot tub were so nice to enjoy & the beautiful spacious living room with plenty of seating was really appreciated. We ate several meals at the dining room table & had everything we needed to make our meals & drinks in the kitchen. The games were an added plus for the kids & adults alike. The 3 bedrooms with great beds were perfect for the 5 adults & my brother surprised us all to celebrate my mom’ birthday so we really appreciated the pull out couch in the living room which we hadn't planned on using. We loved that it was dog friendly & could bring our furry family with us, the extra dog bowls & cozy blankets for the furniture were a nice touch. There were a few minor things that came up & Donna was always quick to respond & answer any questions or concerns. We really enjoyed ourselves!! Having that house to bring my mom’s 3 kids together under one roof & to have everyone together to celebrate was a true gift. We all agreed it was one of the best rentals we have rented, it was beautifully decorated, clean, modern yet cozy & clearly thought out in every way by the owners/hosts. Thank you!!

The check in was super easy. The property was exactly as described in the listing. We brought out adult kids, their spouses and our new grandson who is 10 months old. They had a playpen available and a high chair, which was great not having to haul that stuff on our trip. Close proximity to a lot of great places and the backyard was well equipped. Splendid Christmas Vacation

I can’t say enough about how wonderful our stay was at this property. This home is 100% setup for a phenomenal experience! My husband and I brought our 3 girls (ages 11, 12, & 15), our 2 dogs, and my elderly Father. We enjoyed absolutely everything this rental had to offer. It’s so close to everything! Great house!
