Nestled on a serene dead-end street overlooking a picturesque farm, enjoy breathtaking sunrises and sunsets from the comfort of our home. Entertain effortlessly with an inground pool, propane fire pit, playground, and grill. Inside, discover comfort in our well-appointed bedrooms featuring 3 king-size and 1 queen-size bed. The open layout ensures ample space for everyone to unwind.
This house is 4500 sq ft and 1 acre so lots of space to enjoy. 5 bedrooms, 3.5 baths. 2 bedrooms have a full bathroom. Usually I do better with decor and furnishings, however this house is large and will only be used for Air Bnb this summer, so I decided to use what I have for furniture to fill the house. Main attraction is the outside area. The beds are comfortable, 3 are king size and 1 queen size. Mattresses are memory foam, pillow top, and tempur-pedic and 1 bedroom has an air mattress in the closet if needed with sheets and comforter. This house is located at the end of a cul de sac and we ask to please keep noise level down since this is a very quiet neighborhood and loud noise will upset the neighbors resulting in them complaining and possibly me having to remove this property from Air Bnb. This property is meant for families and friends to enjoy and spend quality time together, unfortunately it is not meant for parties and events since as I mentioned the neighbors would not like that very much. There is a farm located in the back of this property. We provide napkins, not paper towels at our properties. Please feel free to bring paper towels if it is a necessity for you. Since the cost has gone up with inflation, it costs a lot to keep those stocked at all of our properties. Thank you so much for your understanding.
Garage is not to be used by guests except to put the garbage in the garbage bins. If you would like to use the garage, please ask and we will see if we can accommodate.

Pool servicing is done on Thursday or Friday mornings and they only need to access the pool area and back yard.
Landscaping service is done on Wednesday mornings servicing the lawn front and back.
Garbage night is Thursday night(Friday morning pick up). If your group would like to help us out and take the garbage bins to the end of the driveway for us, that would be much appreciated but not expected since we understand you are on vacation.

THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT STATED IN THIS AGREEMENT.
COVERED PERIOD: Your sole right to use the Property begins at [4PM] check-in and ends at [10AM check-out], unless other times are approved in writing in advance by the host. This agreement is in effect from the time and date of the confirmation of your booking of the Property.
CHECK-OUT TIME: Check out after 10:00AM is subject to fees, it causes a huge inconvenience with housekeeping since they have a schedule to follow in order to have property ready for the next guest on time. $100 fine for late check out plus $50 for every 30 minutes after 10:00AM.
GUESTS: You may not exceed the number of people stated on your reservation confirmation at any time without prior approval of the host. This limitation applies regardless of whether such persons are staying the night or just visiting. If more people are found to occupy the premises than on the original booking, the guest agrees to pay $250 per extra guest/per day. Guests are required to submit a valid ID and a selfie holding a valid ID for security purposes.
SPECIAL EVENTS: Special events, including but not limited to weddings and parties, are not permitted without the prior written approval of the Cohost.
PROHIBITED ITEMS: DJ equipment and PA speakers are prohibited without prior written approval. Additionally, the following items are considered damaging and are not allowed on the property; you will be charged a cleaning fee if found in violation of this rule.
CANCELLATIONS: If for any reason beyond the control of the Property owner, the Property is unavailable for use by Guest, host may cancel your reservation with only a refund of the actual fees and/or deposits you have paid.
INTERNET: No illegal or abusive use of Internet access is allowed on the Property.
OWNER ACCESS: The guest shall allow the owner of the Property or any designated workers access to the Property for landscaping and routine maintenance, cleaning, repairs, and inspection of buildings.
SMOKING: Smoking is not allowed inside the house on the Property or within 15 feet of any exterior door of the house.
SURVEILLANCE: The guest must also acknowledge and accept that there are surveillance or recording devices on the Property. Please contact us for field of view questions. These outside cameras are never to be covered for any reason.
PETS: Pets are not allowed.
NOISE: Be considerate of the neighbors and keep music and voices at a respectful volume. There is a county-wide noise ordinance of no amplified music or loud noises after 9PM.
FURNITURE: Please do not take furniture from inside the house and use it outside. Furniture is not to be moved.
SEWAGE SYSTEM All of the plumbing and toilets are very sensitive. NO WET WIPES, INCLUDING FLUSHABLE WET WIPES, TAMPONS, OR A LOT OF TOILET PAPER. If the plumber is needed to come out resulting in any of these items being flushed down the toilet the costs will be passed on to the guests along with a $500 charge. This has happened before and it`s a huge gross mess. :)
Guest agrees to release, indemnify, hold harmless and forever discharge Cohost, the Property owner, and their employees, agents, successors, and assigns from any and all damages, losses, costs, and expenses, including the value of missing items, resulting from Guest’s failure to follow the rules stated in this Agreement or as a result of the causes stated below in this paragraph.
POOL There is no lifeguard on the property - swim at your own risk We are not liable for any injuries or accidents Children under 14 must be occupied by an adult at all times No food, glass, or drinks allowed in pool area No diving or rough play No Confetti or Water Balloons. If used, an extra cleaning fee will be added.
Accordingly, the host may withhold all or part of your deposit if you fail to follow the rules in this Agreement, the Property listing, or the Property house manual. If the cost of damages, losses, or missing items resulting from the Guest’s failure to follow the rules or as a result of the causes stated in this paragraph should exceed the amount of the deposit, the host will bill the Guest’s credit card for the difference and/or pursue legal action. Cause(s) for withholding deposit funds, charging Guest’s credit card, and/or pursuing legal action include, but are not limited to: damage to premises or contents; missing or broken items; lost keys; required excessive cleaning; failure to comply fully with the departure checklist; smoke odors or damage; mailing charges for items left behind; unauthorized persons visiting or staying on the property; the presence of a dog without authorization; noise complaints after 10 pm, including related fines; trespassing on neighboring properties; and unauthorized late check-out.
