The Breakhouse is a newly renovated Inn, now designed for hosting larger groups coming to town for a wedding, an event or just to explore beautiful Newport. The home features 6 bedrooms, all with private bathrooms, 3 decks/patios, 2 living room areas, a full kitchen and a dining room.



It is located at the center of everything Newport has to offer. You and your group can easily walk to the waterfront restaurants, the nightlife in Downtown Newport, and Easton's beach.



The Space:

The property has a total of 6 bedrooms and 8 bathrooms and can comfortably accommodate 15 guests. Here is how it is laid out:

Sleeping Accommodations:

- 6 Bedrooms all with their own full private bathroom, smart TV and their own AC. Picture 6 beautiful hotel rooms, but the shared areas are only for you and your group!

- The apartment is equipped with a brewed drip coffee maker (not a Keurig). Uses ground coffee. Coffee filters are required (guests may wish to bring their preferred filters and coffee)

Street or Driveway: Driveway

Street parking permitted: Yes, but vehicles may be ticketed or towed from May to October if parked in a resident sticker parking spot. The driveway is shared with the house to the left, so the last two parking spots are reserved for them. Do not block the driveway entrance or exits. Please park the nose of your car toward the stone wall.



Please avoid parking in front of any driveways at any point during your stay. The town is strict and may ticket or tow cars extending into sidewalks or curbs. Always pull all the way up and use the designated spots.



Newport has sticker parking (resident parking) from May 1 – October 1. This will not affect you if you have a driveway spot or a resident parking pass provided with the rental. Rentals do not automatically come with a pass. When parking in Newport during this time, make sure to use your parking pass if provided, or park in parking lots or metered spots to avoid tickets. For day visits, it is recommended to park at The Wellington Resort, 559 Thames St, Newport, RI 02840, around $25/day, pay inside at the clubhouse (back), with come-and-go access.



Guest Access:

The entire property will be your private rental during your stay



Other Things to Note:

NO LOUD PARTYING AND NOT LOUD GET TOGETHERS OUTSIDE

Not suitable for parties, residential neighborhood. If cops are called to the property there will be an additional $500 city fee charged to each guests.

An additional agreement is required to be signed upon booking.
