This was the perfect location for a Newport Beach long weekend getaway. It’s 2 blocks from the beach and main boardwalk located in between Newport pier & Balboa pier. 10 min walk to Newport Pier and all it’s shops and restaurants. The deck is fabulous and we loved the property itself!
However, renter beware, the city and management company is high maintenance and none of the reviews I read mention this, so maybe it’s new protocol, but it is a consideration renters should be aware of so they know what they are getting into before renting.
We’ve been using vacation rental companies for over a decade and this was one of the highest maintenance ones we’ve encountered. Aside from multiple required signed agreements, including insanely strict city noise ordinances (which include $1000-$5000 fines for normal talking level noise between 10 PM-10 AM), rules and regulations etc, renters are required to pick up and drop off keys IN PERSON between the hours of 10 AM & 5PM when checking in and out at an office located a 10 minute drive from the property.
This works fine if you’ve rented a car and arrive during those hours. However if you arrive outside those hours, be prepared for your vacation to be interrupted, requiring you to pay for transportation to the rental office before noon the next day or you could be charged a $25 fee.
I would think after all we’ve learned from the pandemic, this process could be done remotely as standard protocol, allowing guests to enjoy their holiday while still fulfilling the requirements.
Aside from the things mentioned above, (which did negatively affect our experience as it interrupted our first day of vacation dealing with the in person check in procedure, we also felt like we couldn't sit out on the patio and listen to music or have lively or laughing conversation due to the noise ordinance), that said, the location and beach bungalow is great, we loved our stay and would stay there again.
