Maps will get you there no problem! Upon booking guests will also receive the house manual giving detailed instructions on how to reach the house.

No events or parties, as this is in a residential neighborhood. While the neighborhood is friendly to short term rentals it will break city ordinance if guests try to host an event and bring too many guests which could lead to a fine..

○ No smoking: Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.
• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.
○ No Pets Allowed. Any unauthorized pets at the property will be subject to a $400 fee

○ NOTE: Your safety matters.
This property features 2 exterior security cameras: 1 camera is located at the front door facing the front entrance, and 1 camera is located at the back of the home facing the backyard. The cameras are outward-facing and do not look into interior spaces. The cameras are activated by motion and will record video and sound while guests are in residence

○ We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Hostfully.

○ Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

○ A Security Deposit, of $300, must be paid prior to check-in and are refunded 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.

○ We can host a maximum of 11 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

○ All amenities including outdoor furniture, grill, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays. If an amenity or feature stops working during your stay but was reported working by our maintenance crew, we will attempt to repair the item but cannot guarantee the repair will be made.

○ We look forward to hosting all our upcoming guests. Our cleaning team goes above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial-grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

○ We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.

○ Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A Noise Aware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.

• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.

We encourage all guests to keep communication on their booking platform, however once the booking is confirmed guests will have access to our office number that is monitored 24/7 for emergency assistance.

Peaceful riverside retreat

We had an amazing time staying at this beautiful house on the river with multiple families. It was the perfect setup for a group getaway — plenty of space for everyone to spread out, yet cozy enough to feel connected. The home was clean, well-stocked, and had everything we needed for a comfortable and memorable stay.Conveniently located on the river (at the 4th River Road crossing), and very close to the grocery store and coffee/donut shop. We spent our days tubing, fishing, lounging on the deck with a cup of coffee, soaking in the natural beauty. It truly felt like a private slice of paradise.This place offered the perfect balance of nature, comfort, and shared experience in a great location. Looking forward to visiting again, soon!
