The open floor plan keeps everyone connected. A bright, easy space for lounging, entertaining, and everything in between. The home sleeps 4 between a private bedroom and a queen sleeper sofa in the living room. The bedroom has a queen bed dressed in crisp linens and soft blankets, plus its own smart TV. The ensuite bath features a double vanity and a glass walk-in shower.

Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

- The property shall not be used by more than the number of adults and children listed in your reservation.

- Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

- Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Quiet hours are 10 pm - 7 am.

- Please be respectful of the property and your neighbors.

- Please clean the common area grills after each use and clean up after yourself in the common areas.

- Please do not leave personal items on the balcony. High winds may occur.



Pet Policy:

- Pets are not allowed.



Parking Rules:

- There is gated parking available for 1 car. Please park in your designated spot. Extra parking is available in the front and sides of the building.



Pool Rules:

- The pool is shared. Please be courteous to other guests.

- The pool cannot be heated.

- Available from 8AM-10PM.

- No glass or food allowed in the pool or in the pool area.

- No parties allowed in the pool area.

- There is no lifeguard on duty. Swim at your own risk.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.



Common area / Pool:

Please be courteous to your fellow patrons and also clean up after yourselves in these areas.



Fire and Safety Precautions:

- No smoking of any kind is permitted anywhere on the premises of the condo or The Mercer complex.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- There is an exterior security camera present for security purposes. Please do not tamper with them.



HVAC Rules:

Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Trash Instructions:

- Valet Trash collection is Sun- Thurs.

- Place your securely tied trash bags inside your designated valet bin outside your door between 6:00 PM and 8:00 PM.

- Empty bins must be brought back inside your condo by 9:00 AM the following morning.

- No Collection on Fridays. There is a dumpster located behind the building.



As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September, and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
