Important note for party planners: Unfortunately, this is not the property for you. This home is located in a quiet neighborhood, so a hens/bucks/schoolies type celebration is not appropriate. We can easily determine if the house rule of “No parties or events” is disrespected, and this means additional charges and/or eviction will apply, which everyone wants to avoid. If you are unsure, please enquire before booking.
How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.
Arrival Details: Access to the property is made simple. You’ll receive an access code via SMS just before 3pm on your arrival day, which you’ll use for the duration of your stay. Standard check-in is at 3pm. While an earlier arrival may be possible, it cannot be confirmed until the afternoon prior to your arrival. If an earlier check-in is available, we will send you an SMS by 4pm the day before to confirm.
Pets: Pets are not allowed in this property.
Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO.
No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.
Pools: If the property has a Swimming Pool then it will be opened for swimming for the start of the NSW September School Holidays and closed and Winterised immediately after the NSW Easter School Holidays have been completed.
Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.
Cameras and Noise Monitoring: There are # external security cameras installed at this location presently but the owner reserves the right at any time to install additional external cameras at their discretion. Cameras are positioned to view X Y Z areas for external security monitoring only. All cameras are installed in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.Cameras and Noise Monitoring: Please note that it is highly likely that we have installed a Wi-Fi Security Camera
Guest Registration / ID Check: Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for a photo ID i.e. a copy of your driver's Licence or Passport. The primary booker will also be required to complete a list with the guest's names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.
Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

We booked this place for 3 nights in early September for a family holiday. It was a lovely stay with breath-taking sunset views of the lake. Our parents were very impressed. We only ended up using 3 of the 5 bedrooms and there were no complaints. Didn't use sofa bed or single beds. The house is tucked away at the end of a driveway in a quiet street. The driveway leads to a foreshore reserve. It was serene and we basically remained undisturbed. Friendly warning: the neighbour next door owns two dogs. The listing somehow says indoor pool - there is no such thing. We did not use the pool as the weather wasn't warm enough. There were few leaves scattered. According to the info pack sent before arrival, the pool is not open for winter (reopens Sept school holidays). Firewood was provided as promised but we did not get to use it. We had to bring our own portable high chair but the dining chairs were incompatible due to the design. When we arrived, the house was cleaned recently. however, my husband noted that the carpet felt a little 'sticky' in the ensuite. On our last night, there were clusters of mosquitoes/bugs lingering around the ceiling and walls of the main hallway even though all doors and windows remained closed throughout day. Probably entered through air vents.Loved the centralised aircon/heating. Someone left a chunk of washing powder in the wrong compartment - had to clean before putting my own laundry liquid. Hot water shower temp tricky to adjust.

This was a lovely property,but needs improvement,as followsNo1-BBQ area,no gas BBQ or one that was fit to use, see photo ,which made it extremely hard when trying to cook for 9 people especially when you bought food to cook on the BBQ, the electricity overloaded and had to be sorted ,more phone calls to get the code to open the meter box to be able to reset the circuit breakerNo2-It took over 45 minutes to access the property,hard to find the key pad as it is hidden behind the gauze door& the 2 codes given would not work,this needs improvement and people that understand the situation ,luckily the final assistant that helped us was easily understood and managed to rectify the situationNo3-Sofa Bed in spare room was atrocious, we had to fold 3 quilts to try and make it comfortable, not very successful as there is a metal bar that goes horizontally across the lounge and digs in to your middle of your backNo 4 -Firewood was supposed to be provided for the first night, there was none ,luckily we had bought our ownNo5- Coffee Machine with no pods and no serving platters or plastic containers to use which is definitely needed when you have 9 guestsNo5- We had to fix the sliding door in the bathroom,because it would not slide and the toaster because it wouldn't work properly.The property could have been a little cleaner ,there was a,childs ball still under the kitchen table and bird droppings on verandah
