There are two large parks located in April Sound, both with new equipment and large open spaces for soccer, basketball, and a baseball diamond. There is also two dog parks!

What’s really cool about our place? ENDLESS AMENITIES is what we pride ourselves in! Who wants to go on vacation and be bored?!?! That definitely won't happen here...We have endless amenities for people of all ages! Our new video arcade game, and karaoke machine, is just the beginning of this cool lakefront property! We also just started offering an option to rent an Outdoor Projector for movie night by the water for a *$50 rental fee and a 3 day notice. Better yet…. you can take advantage of our golf cart rental to cruise the neighborhood! *Ask about details when booking.

Whether you're planning a romantic dinner, a fun night out with friends, or attending a concert at one of the fantastic lakeside restaurants, our Captain is ready to make your evening special. He will pick you up on our private dock, take you to your chosen entertainment spot, wait for you to enjoy your event, and then take you back to Conroe Lakefront Cottage. Just sit back, relax, and enjoy the ride! We also offer lake tours, wake boarding, tube riding, and lily pad hangouts out on the lake. The other cool things: an office on the first floor with a day bed and pull out bed. The office space provides a work station with desk, desk chair, and dual screens for all your home office work needs. A beautifully decorated loft is located on the second floor for extra accommodations with a king bed, and twin bed. The guest bedroom on the 1st floor boasts two full beds. We also have a Pack N Play available if needed. Closets are available in master bedroom and guest bedroom. Dressers are also available in every room. Smart TVs are available in every room with cable, and all the major channels, using YouTube tv access, and Roku. Kitchen, laundry room, and bathrooms are fully stocked with essentials. *We also provide the following fishing equipment: net, fishing poles, and fish water container. Life jackets are available too!
*Pellet grill, ax throwing game, corn hole, and a huge lawn for games are also available at no extra charge.
*The community is also a safe and beautiful area to walk, run, or ride bikes!

OTHER THINGS TO NOTE:
*Please review the terms and conditions of your booking with us below. By booking with us you agree to the terms and conditions outlined here.
*The person making the reservation must be present for the entire stay. Third-party bookings are not permitted. The booking guest must be at least 24 years old and is responsible for all guests and compliance with house rules.
*This is a security guard gated community, that requires names of all guests in order to enter into the neighborhood. All guests names must be given at time of booking.
*POA doesn’t allow trailers with boats or jet skis into the neighborhood from renters.
*This tranquil community cannot accommodate loud parties or loud music, and ask that your group be respectful by adhering to quiet hours between 10pm-8am. We retain the right to terminate any stay, without a refund, in the event of noise complaints. This property is a duplex and we do share one wall with the neighbor, however we do not share the same yard. Each yard is private property and separate.
*Conroe Lakefront Cottage sleeps up to 11 people, including adults, children, and toddlers. To keep it affordable for smaller groups, we charge a flat rate for up to 8 guests. For any additional guests beyond 8, there is a fee of $45 per person, whether they stay overnight or just visiting.
*Max parking at the property is 5 vehicles.
* Because of the windy conditions at this location, we cannot accommodate any boats to dock at anytime during your stay, not even briefly. You can however make accommodations to rent out our boat lift.
*Please stay off the neighbors yard to the right of us...there is no gate, but we do not share yards. Please do not allow your pets to wonder into their yard.
* We are happy to be hosting your special occasion! However, we do ask that during your decorating, or time here, you do not include glitter, confetti, or silly strings. Use of these items on the property will require additional cleaning time. Please do not attach any decorations that may cause holes on the walls.
*We ask that our guests help us keep the cottage beautiful by not bringing any hair or fabric dyes. We also ask that you not hang any decorations on the walls that punctures holes.
*Please do not sit on couches with a wet bathing suit or wet towels. Outdoor wet towels may be hung along side the railing on the patio.
*Although we are a smoke free home, we allow cigarette/vape smoking ONLY out on the dock. To prevent a fire from breaking out, please turn off cigarette buds completely before disposing them in the trash can located on the dock. An ash tray is also provided on the dock.
* For the optimal enjoyment and preservation of our fire pit, kindly use only propane gas. Do not use wood or any other source, as it will cause damage to the unit.
*We are happy to welcome your pets with a pet fee of $55 per pet per day. Pet owners will be responsible for any damages the pet causes in home. We require all pets to be crated when they are left unattended. We have provided a basket displaying paw prints with sheets, Kindly use them if you will be snuggling with your furry friend on the couch or bed. Please do not allow your pets on the couches when wet, and please dry them off completely before entering into the house. We provide a basket with old towels for the dogs. Kindly ensure that you clean up after your dogs in the yard, and keep them on a leash at all times, while outside.

Please note the following additional fees that may apply:

*Stays longer than two weeks require a clean every two weeks at the expense of the renter. $150.

*Bio-hazard cleaning fee of $395
*Smoke mitigation $395
*Additional time spent to remove celebration décor left behind. $100 per hour

*Unreported pets will be charged $100 per day.

*Reported pets will be charged $55 per pet per day. We allow a max of 2 dogs. We are happy to host service animals, but due to the nature of our community we ask that you let us know if you will be bringing a service animal with you, this allows us to alert our staff ahead of time. Only the person making the reservation is allowed to bring a service dog on the premises. Not guests.

*Please review our service animal and pet policy.
A guests service animal must not be:
*Out of control
*Un house broken
*Left alone at the listing without prior approval
*Allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control. Cancellation Policy:
*Your reservation will not be subject to refund in case of cancellation due to a Hurricane, natural disaster, or other "acts of God". We strongly suggest that you purchase hurricane/travel insurance prior to paying the final balance of your reservation.
*Being this is a lakefront property, there is lake bugs flying by the lights at night during warmer months. If you don’t want them to come inside, I suggest keeping the sliding doors closed at all times. You may also notice spiders or webs on the boat dock. Please feel free to use the spider web de-weber in the kitchen pantry to clean them off. We do not offer refunds/discounts for insects.
