Cozy Barn w/ Pool Access and Near Lake Conroe

This is a Man-Cave, yet has everything the rest of the family can enjoy as well... swimming pool access, pool table, dartboard, chess, cards, dominoes, ping pong, and corn hole... plus two (2) - 55" Roku TVs with a sound bar! We are so close to Lake Conroe, there is a boat ramp in the neighborhood, and a boat pass is available upon request! And we've added a nice above-ground swimming pool in the backyard, but PLEASE NOTE the pool area is fenced in and accessible to this property AND two other rental units next door. We have room to unhitch your boat or trailer or you can back it in on the right side of the building, where you enter the back patio and building. The yard is completely fenced in, when all gates are closed, so it's good for your pups.

The Queen bedroom area can be closed off for privacy from kitchen and living area by drawing the curtains that are ceiling to floor closed. The sofa bed is located to left of kitchen area near pool table; it is a bit of a tight fit, but totally functional. And the couch can sleep another one or two, but is a straight up couch, not a sleeper.

While staying with us, you also have access to the Host’s main property in the neighborhood two blocks away that sits on 5 acres totally fenced in and gated with a private, well water fed swimming pond, sand volleyball, corn hole, horseshoes, outdoor grills, etc. Just let us know, if this is of interest to you, and we will tell you how to access.

If you are planning a social gathering during your stay, but guests paid for and disclosed at time of booking will be the only overnight stays, we do still require notification and approval prior to check-in, and additional fees per person 'may' apply depending on the number of additional people expected to enjoy this accommodation with you for your gathering or event.

Again, we do allow social gatherings and want everyone to have a great time, while staying with us, but we do REQUIRE NOTIFICATION PRIOR TO CHECKIN and the Host's final approval. Thank you so much, and we look forward to your stay with us!

LATE CHECK-OUT options available at three different levels: Until 12 noon @ no charge Until 2pm @ $45_Until 6pm @ $75. * If a LATE CHECK-OUT is desired, please connect with Host, Roy, via text or call for approval, so we may confirm it will not conflict with any other guests checking in or housekeeping. Upon Host approval, you may pay for and confirm your late check-out via Guest Guide link provided and Stripe Connect (credit card transaction).

PETS ALLOWED_$50 per pet Fee applies upon checkin unless you process payment at time of booking. * We ask that pets are kenneled, when left unattended in our homes. And if they snuggle with you on furniture, we ask that blankets or pads are placed beneath them.

* NO SMOKING, including vaping and e-cigarettes, in the home, but smoking on patio and outdoors is permitted. Please do not leave your butts nor paraphernalia lying around. SMOKING IS PROHIBITED in our pool area.

* When playing the games, cards, etc., we do ask that you take good care and put items back in place prior to departure.

* NO DRINKS, BODIES or BODY PARTS, etc. allowed on pool table please. And we do ask that parents supervise any kids under 16 years old, if playing pool, and teach good etiquette. :-)
