Set inside the revitalized Columbus Hotel, The Balcony Suite is a downtown stay with a little more rhythm than a standard room.



Expect a clean, compact, thoughtfully refreshed suite with hotel-style privacy and apartment-style function: queen bed, pullout couch, small cook-ready kitchen, shower/tub combo, and a small exterior sitting area.



Urban and convenient, not secluded, with dining, Touro, Garnet Health, and the Paramount close by.



Longer stays are welcome and ideal!



The Space:

The Balcony Suite is the most spacious layout in the house, a polished private studio inside the revitalized Columbus Hotel, designed for guests who want a little more room and rhythm than a standard downtown stay.



Inside, you have a queen bed, a comfortable pull-out sofa that brings the room to four registered guests, a clean private bathroom with a shower/tub combo, and one of the property's strongest kitchens: appliances, countertop, sink, full-size refrigerator, microwave, coffeemaker, kitchenware, cookware, and a cooktop.



The suite also includes free Wi-Fi, a dedicated workstation suited for laptop work, a 42-inch Smart HDTV, iron and ironing board, and a powerful mini-split AC and heating unit. A private balcony, the only one in the hotel, gives you morning air or an evening pause.



As an open studio, it keeps the most separation between the kitchen and the sleeping area. You'll check in with a smart lock, use shared laundry in the building ($1.50 a load; pay by card in the app or with coins), and park in our private lot directly across the street, first come, first served.



Second floor of 52 Cottage, above San Cristobal restaurant. This is a downtown, multi-suite hotel building, so the experience is urban and convenient rather than secluded, with hotel-style privacy and apartment-style function.

Guest Access:

Private smart-lock self check-in: one smart lock at the main ground-level building entrance and a separate smart lock on each suite door.



Check-in instructions and codes are sent on the day of arrival through the booking platform (from Guesty). Codes are never posted publicly. Your door codes are sent once you complete our short check-in registration form, so please fill it in before you travel.



Check-in begins at 4:00 PM; checkout is by 10:00 AM. Early check-in (12-1 PM $45, 2-3 PM $35) when approved in writing; unauthorized late checkout is billed $50.



Free parking in the private lot directly across the street, first come, first served. The lot is signed "53-55 Cottage" but it is the correct guest lot; park in any open spot. One standard-size vehicle per reservation; oversized vehicles are not permitted.



Shared laundry in the building, $1.50 a load, paid by card in the app or with coins; do not run laundry during quiet hours.



No elevator; stairs are required.



The Neighborhood:

The Columbus Hotel places you in downtown Middletown, close to the practical rhythm of the city: local restaurants, cafés, breweries, shops, errands, and everyday essentials.



This is not a remote retreat. It is a practical, well-placed downtown base for guests who want Middletown, Orange County, and the surrounding Hudson Valley within easy reach.



Clemson Bros Brewery is a short walk down Cottage Street, and Oak & Reed, the Paramount Theatre, Touro, and Garnet Health are all convenient local anchors for guests visiting the area. Regional draws like Woodbury Common, Galleria at Crystal Run, LEGOLAND New York, West Point, the Orange Heritage Trail, and Bear Mountain are also within reach by car.



The neighborhood has a safe, working downtown and residential feel.



Guests who value convenience, private parking, self check-in, and easy access to food, school, medical visits, shopping, and local events tend to be the best fit.



Getting Around:

A car or rideshare is the easiest way to move around Middletown and the wider Orange County area.



Free parking is available in the gated private lot directly across the street, marked 53-55 Cottage Parking Lot, on a first-come, first-served basis. One standard-size vehicle per reservation is preferred.



Clemson Bros Brewery and several downtown stops are close by, while larger shopping, medical, school, family, and regional attractions are best reached by car or rideshare.



Middletown does have regional train and local transit options, but most guests will find driving or rideshare more convenient, especially for Garnet Health, Woodbury Common, Galleria at Crystal Run, LEGOLAND, West Point, Bear Mountain, and other Orange County destinations.



Other Things to Note:

This suite is inside the Columbus Hotel at 52 Cottage, a downtown, multi-suite property with private rooms, shared building access, and a convenient city setting.



The experience is urban and practical rather than secluded. You may hear normal city activity, hallway movement, stairs, and other guests coming and going. The restaurant downstairs adds convenience, though this remains a downtown building with a normal city rhythm.



Only registered guests are permitted on the property. No visitors, parties, events, gatherings, or commercial shoots are allowed.



Quiet hours are from 9:00 PM to 8:00 AM. Please be considerate of other guests in the building.



No pets are allowed. No smoking, vaping, or cannabis use is allowed anywhere inside the building, suites, hallways, or common areas. Violations may result in cancellation, removal from the property, additional fees, and smoke remediation charges.



Exterior and common-area security cameras are in place for guest and property safety. There are no cameras inside any suite and no noise monitors inside the rooms.



A Pack ’n Play with crib sheet set is available upon request.
